Last week we went to the Broker's Open Houses in Bellevue.

This morning I did a recap of the experience. 

As always, in Janaury, many of the Open Houses were not new listings at all. They were properties put on the Open House Tour that were leftovers from last year. 

As usual for January, most of the homes on market were leftovers that were either overpriced or had severe negatives or both. 

As usual for January, the best properties were the ones that were actually New Listings, and had never been on the market before and were only on the market for a couple of days.  I expect one of those to be in escrow by month end.  See link for details of which it was and why.

Hi Ardell, I loved the article that this post is connected to. I suspect you don't much care if someone follows the link or not, but your evaluation of House # 1, if it had been included here, would have increased the likely hood of people reading the whole post. Just my opinion of course. The article was great and you also demonstrate something more important than just the conclusions on the properties you previewed. Your interaction with your agents and the lessons shared in the field are truly valuable and most often not available to many agents in other offices. What you shared from your experience and perspective taught more than all the office meetings ever could. The art of real estate is best learned in the field just like the art of medicine  for Doctor interns that learn in the hospital.

I write on Rain City Guide as my primary, as the readership is largely Seattle Residents.  I am always concerned about duplicate content, but thought the commentary about January's being typical from year to year, might be of interest to newer agents.

I am using Active Rain to communicate with my agents, vs. group emails, for the most part.  I then send a group email with the link.  My goal is not to necessarily write articles of interest to the general population of Active Rain.  Given my Broker status, it is more important that I communicate with my own agents.

LOL!!!  You could never be an intrusion and I welcome all comments.  Just pointing out that many of my posts are not aimed at the total audience.  Some are, but rarely when I use the local area in my title, such as Bellevue.

I read the comments on the homes toured.  My area wasn't "hit" too badly and the market locally remained healthy.  Now?  Not so much.  I have seen since the beginning of the year prices starting to align with reality - thank god for that!
