That's right, you should list your Dutchess County home for sale during the Fall. I know you have often heard you should wait until Spring. Just think about it, everyone will be waiting for Spring , therefore competition will be stiff.

The first reason for listing in the Fall is; you will have less competition so you are more likely to get your home sold.

The second reason is; the potential home buyers during the Fall are more focused, and many times need to buy due to a relocation. The children are back in school and those looking to upgrade or purchase a second home have more time to focus on their real estate needs.

Inventory will also decrease because some homeowner will withdraw their homes due to the holidays, so as not to deal with the challenges of Fall and Winter. If it is a particularly warm Fall and Winter many potential buyers will get a head start on finding a home before spring.

  There will a few challenges

You might have to shovel and sand the driveway or path to the home if there is a showing. However based on the weather condition you could cancel showings until the weather improve.

You might have a concern about your floors getting ruined, an easy fix would be to provide the buyers with inexpensive shoe covers.

Let your agent know what days during the holidays the home will not be available for showing, thus avoiding the request for showing phone calls. Now you can see
