I got a call today from a recent buyer who said "Why didn't you tell me My neighbor Smells." Here in the Manchester NH area i am working with alot of relocation buyers. The majority of areas I work are suburban however I do sell home sin the rural areas as well.

We are unique in that with a city of 120,000 people, the area of our city is quite large, however within 10 minutes from downtown I can be in a quiet suburban area. If I go another 10 minutes I can be in a rural area with lots of open spaces, woods and nature.

This buyer wanted to be in a rural area. His specification was "I do not want to see my neighbor." So after searching high and low he found his dream home. He spend alot of time in the town, researching schools, measuring distances to shopping, restaurants and the highways. So to get this call was kind of strange...

You see his neighbor has a small barn with some cows.  The smell, well you guessed it. The "Moo Moo's"

The buyer came from "city living", the concrete jungle where the only nature was a pigeon.

I am not really sure what he wanted me to do. The cows are not a hidden defect as they are out there every day.

Just a little while ago and called and apologized realizing "How he must sound-quote and unquote" he stated. He said he is happy with his new home and the kids love watching and "mooing" at the cows. I headed up  to see him and "mooed" at the cows with the kids, it was fun but glad no one had the video camera on.

IF YOU NEED HELP BUYING OR SELLING

Choose an Agent that is RIGHT for You

1. Choose a FULL TIME Agent who is "WELL EXPERIENCED' in Listing, Negotiating and Selling Short Sales.. You want an agent whose sole job is working in Real Estate. Short Sales take time and patience. You want to make sure they are available when needed to work on your Short Sale. It takes DAILY calls, emails and updates. Some listing agents choose to work with professional negotiators who work on behalf of the seller. Either way you need a hands on agent who is willing to put in the time and hard work to get the short sale approved.

2. Choose a Full Service Agent. Sure discount brokers may charge slightly less but you can get substantially LESS in the service you receive. Listing your home is only the start. The real work comes in marketing, getting an offer, negotiating a sale, standing by you during the sale and standing with you to close the sale.

3. Choose a LOCAL agent. Too many agents from out of town and even out of state are looking to list your home. They may not know your area, your neighborhood, not know your children schools, where you shop, which church you go to and may not be able to "just run over to your house" on a moments notice when needed.

4. Choose an agent who will ASSIST YOU THROUGH EACH STEP of the Selling process. There is nothing worse than being left to fend for yourself. Your agent should be there through each step, answering your questions, guiding you and giveing you peace of mind.

The moral of this story is too many Home Owners are jumping into listing their home too quickly. This is not buying a time share people, you should not be getting the hard sell to list now or else the deal is gone. The only bell ringing is the alarm bell.

Hi Scott - We're also surrounded by rural ag land, which includes some small dairies and feedlots, and depending on the wind, you can certainly know it's out there. And we have had some issues with semi-rural developments filing complaints with the county, usually over real or imagined illegal feedlot management practices. It's much more of an issue 30 miles further east, which is much more ag-intensive and has some processing facilities.

Scott, you can never guarantee what or who will be your neighbors after the purchase.   I had a call not long ago, and her neighbor was out on their back porch smoking pot in downtown Denver!

For those who haven't experienced life in the country it can be an eye opener to realize cows and chickens can create a smell, deer will eat your garden and skunks...well they will wander by when you least expect it.

Since I was raised in the concrete jungle where the biggest wildlife were pigeons and squirrels, I can relate! This is a great story and you made me laugh!

That is very funny!  I have had buyers who want to be out in nature but don't want any snakes.  Sorry, I just can't guarantee a snake free life even in the suburbs!  Perhaps a 10 story condo?
