California Mobile Home Sales: Secrets the Park Can Keep

We do a fair number of mobile home sales in San Luis Obispo County, and most are located in parks. The parks all have rules, and the most important seem to involve pet ownership. This is such an issue that I've started a notebook containing copies of the rules (particularly pet ownership) for all the parks I deal with. This saves managers a lot of phone calls and emails, and it enables me to eliminate parks that don't allow pets or have other rules my buyers could not agree to. 

Recently I came across a park that simply would not release any written rules until an offer had been accepted, not even pet regulations. When I inquired as to why they had this rule, I was told they just didn't want their rules to be available to the general public. This makes no sense to me, as it requires the buyers to make an offer on a unit they may not even be able to occupy, amnd go througjh all the paperwork and hassle, only to find out that they are not allowed to have pets (or a pet of the size or breed that they already own).

 

 

 

 

 

I understand that the due diligence period (in our area, it is generally 17  days) allows time to find out this pertinent information, but why put people through the process when with a short phone call or email you could help them make a decision immediately? Most of the items covered by due diligence involve inspections, tests, etc., which are somewhat invasive (and expensive), so of course you would want proof that the buyer is serious and legitimate.

 

 

I can't imagine what is so secret about MH park rules that they can't be seen until after you've performed the secret handshake and signed on the dotted line . . . particularly when most other parks are happy to let you know in advance.

Hi Sonsie -- to withhold information regarding pets/no pets/pet restrictions seems rather silly to me and I wonder about the real reason beyond the park not wanting to publicize it to the general public prior to an offer acceptance.   Some things just don't make sense, do they?

I don't get it, either. And I've  tried several times to pry this information out of various managerial types at this particular park. All the rest seem cooperative; it's in everybody's best interest to be up-front about the rules, IMO.
