  Hopefully a Bill recently passed by the NH Senate  bldg   will soon become a law!

  The Senate has said that if this bill passes anyone wishing to make a living inspecting homes in NH will have to apply for a License.

  The license  requirements would be....80 hours of training and to pass an exam approved by the State Licensing Board. Inspectors would also have to be a High School Graduate,hat    pay a License Fee and take continuing Ed. courses. Those presently working as Inspectors....have until 2010 to obtain a license!

 

  The inconsistency of the level of expertise of Home Inspectors has been a Realtor concern for some time. I, for one,  would welcome a reviewable set of Standards and an assurance of capability in Home Inspectors. They play such a vital part in the outcomes of and the negotiating on Sales Transactions.

  The level of their knowledge and expertise can really "make or break" a deal!

Joan, I don't know what the laws are here but someone recently told me that home inspectors in every state should be licensed with continuing credits.  I think it's vital!

I agree Carole...the biggest drawback is that it will probably add to the cost of Home Inspections for our customers

In New York you have to be licenced I think this changed 2-3 years ago.  What a difference, it helps weed out a lot of inexperienced ones.

Joan, I'm reluctantly headed to a "Home Inspection Survival Guide" for required hours.  Often, the inspection report here bypasses the agent- they don't even look at them (the attorney negotiates).  I am really uncomfortable with this, as competence varies. If I can remain awake, perhaps I'll meet some good inspectors there- they're invaluable.

Susan...there are several I know do a good job just from the experience of working with them...but licencing would level the playing field!

Laurie...I think we all feel your pain. I'm wondering if the RE slowdown will weed out the least competant in Home Inspectors just as it has Mortgage Brokers and RE Agents? Ya think?

There are a number of state jumping on making Home Inspectors have more training and state licensing.  Now lets raise the education requirements for real estate agents too!

I hope this bill doesn't get bogged down in a lot of in-fighting again!  Lots of difference between the groups that certify the inspectors!  Some consistency would be nice for everyone.  The biggest fear is that the prices will go up significantly for homebuyers since there will be continuing education and other requirements --

I hear ya Joan..but even if it does increase costs (which it probably will) in the long run it may prevent "unnecessary costs" generated from poor inspections!

Hi Jay..probably so they wouldn't feel pressured.I'm sure there is resistance on taking exams etc. I don't think it will happen anyway the two Inspectors organizations are at real odds!
