Bank Owned 3 Bedroom 1 Bath fixer for sale in the University District 98105

www.kirklandhomevalues.com

Fresh on the market!  Eight months in the making!  New inventory  in a great location!  Yes, it’s all that and the proverbial bucket of Penn Cove Mussels as well.  Not the best looking and somewhat tedious but absolutely delicious when you get to the bottom line.  Get there while it’s still on the market.

5730 38th Ave NE, Seattle 98105

This 3 bedroom fixer is in the nice part of University District - nice if you aren’t a party animal seeking a yard to pee in before heading back to the next kegger.  Nice-er because it’s sequestered from the main flow of traffic, tough to find with Apple iPhone5 Maps (unless melted steps appeal to you) and near impossible to accidentally discover by being lost.  So, to some of us, this 3 bedroom fixer for sale is in the best part of the University District.

As the “bank” part of this “bank owned 3 bedroom fixer” has spent quite a bit of time and money bringing this up to “fixer” status there will be NO work done regardless of inspection results.  On the other side of the balance beam it should be comforting to know the bank has been very conscientious to work on the most important aspects of liveability.

This home is available  more for the buyer that truly wants to live there rather than “fix n flip”.  Note to self:  “This is not an attempt at pancake making.  Cannot fix the mix n flip the product.”  However, this can very likely be the home of your dreams because of all the work already done and because it’s an absolutely fabulous neighborhood.  And despite being sequestered it is literally close to all the amenities most of us seek.

Some of us like hardwood floors.  Like the Tom Cruise movie “Risky Business” we enjoy the feeling of sliding across well-waxed long-runway hardwoods.  It’s a feeling one cannot get anywhere else ( IMHO ) and a quality shared through generations.  Combined with a comfortable-sized fireplace and you have the makings of a romantic evening or warm n fuzzy place to read to self or others, with or without vino.  This 3 bedroom fixer for sale in the U-District is lookin’ better and better.  Lookin’ less and less like a fixer.

This “comfortable” kitchen is small.  But expandable.  And VERY functional!  Some of us actually LIKE the “kitsche” part of this kitchen and am glad we don’t have to go or reach far to create a culinary cuisine that delights self and others we share with.  Mmmm.

One bedroom has its own sliders to the deck.  Nice touch.  As there is a modest slope to the lot the deck is well elevated from the main yard.  Again, here are the harmonious hardwood floors I continue to harp on.  Like ‘em.  Nice bedroom.

This view of the living room shows the “dinette” area incorporated into the kitchen area, adjacent to the living room and entry.  Compact gives way to openness and clarity here.    Another excellent use of available resources.

Modest bath.  Bath, smile, go and go.  As in exit, that is.  :-)    Serves its purpose well.  Ergonomic is a word that comes to mind here.  And comfortable.

For its time the classic lines flow cleanly and warmly.  The traditional hall, again with the hardwoods I’m so fond of, is clearly concise.  Nice floors.

This bedroom is reserved for the person(s) with a love of robust color.  Not to be dimmed by the occasional overcast and gray, this room invites a smile irrespective of the outside elements.  Delightful.

Closets GALORE!  Now THIS is the one I love!  Looks like lots of room for my shoes, sweaters (gotta have ‘em in the Northwest!), jeans etcetera.  And shoes.  Imelda Marcos was, in the sense of shoes, a hero to many.

Ah, yes, the uncounted room with no view.  May be your ideal storage area, small play area, wine cellar (with exterior access - private entry) with plumbing in close proximity.  Lots of potential here.

So where is the fixer part?  Needs a paint job.  Some yard work.  And you certainly want the neighbors to view your home with smiles, knowing your aplomb (not the kind you pick from a tree either!) garnered from your efforts.

Let’s not forget the silly shed hiding among the foliage out back.  Perfect for the riding mower you will never need in this lifetime.  Great for miniature horses that can gallop in your miniature pastures.  Mmm-hmm.  So, where’s the “fixer” part of the equation?  Guess you just have to show up to see for yourself, mmm?  Look forward to meeting you there.  At my now-available

Phil... This is one of the best presentations I've ever read. I love your style, sense of humor, and telling it like it is. I hope someone that really wants to live in the "good part" of the U District buys it. I was near there a few days ago at the U Village and drove around a bit just to see what I could see. I agree, this is a great little area and a cute home...
