Sometimes you just have to have proof

that you are telling the truth.

One of my employees sent me a picture of a broken window at an apartment community, the text said “I didn’t do it!” I was puzzled, so I called him to find out more about the window. When I called he said that he just wanted to show that the window was broken before the rotten wood around the window was replaced. He didn’t want anyone to say that we broke the window.

I have never had this happen yet – being blamed for something that we did not do. But it could happen. In fact, it could easily happen. We do a lot of work in apartment communities; it would just take a bad tenant to claim that we broke the window. We may have to pay for a window that the tenant broke. That got me thinking.

Maybe I should be taking more photos myself. Just today we were replacing bellybands in an apartment community. I notice that the siding was cracked before we started in the area; this hairline crack was probably not noticed before. Now that our work is done, everyone will be looking to see that we did a good job and may very well assume that we did it.

In my line of work, dry rot and water damage repairs, there are always cracks, chips, and dings surrounding our area of repair. I would be taking photos all day long. I wouldn’t be too productive in getting the jobs done. Maybe I shouldn’t worry too much.

Maybe the best thing to do is to continue to do what we have always done. Work carefully and act in a trustworthy fashion. If we are trusted, we will be believed. Of course, we are human and we do make mistakes. We are willing to take responsibility for our errors and correct them.

That sounds more productive to me.

Taking more photos is a good idea - whip out your iphone and wala!    I did an open house the other day and I did a little home tour for youtube while I was at it.  That might be something we should do when we are showing homes to protect ourselves.  Just a thought.  Shanna

Tom - We've had people accuse us of stuff we didn't do.  There are times now where I note some things like this in the proposal and when my project manager is there if notices something before we start, he will point it out to homeonwner and occasionally will take some pictures.  When times are tough, some customers look for excuses to get breaks on their bills and it rather frustrating.  We had one customer who kept trying to blame us for another contractor's works.

Maybe it does make sense to cover ourselves with a little photo evidence.

would you work for someone who falsely claimed you did something?

Good morning Tom -

Thanks for sharing and opening for discussion.  It's a shame but fact is we live in a day and age where we must prove what we do and don't do.  Taking pics or quick phone video is always good protection.  Sad but true.

It is a little sad, but luckily the majority of the clients are a problem. Of course, in your industry that may be different.

Tom, That would be the challenge is someone blames you post repair for what was an existing condition.  Other than showing homes, not much opportunity for us to break anything.

Tom - I would definitely be in the "taking photos" camp. Especially if you spot something when you walk in. You have a smart employee.

You will have to pick and choose your photo battles.  That cracked siding is a good example.  You could say that such cracking may be common as the person with the hammer didn't exactly hit the nail!

I have people leave me booby traps all the time with the intent of blaming something on me.  Once I got a bill from a seller for a washing machine knob, which the agent and buyer saw just came off in my hand.  The bill to repair the knob was $800.  Hmmm...

I noticed the dings near the nail also Jay, too funny.

I guess we can get a feel for the client too, some may be a little shadier then others.

I did not know you were an author Wallace.

The resident does need to care for the unit, but how do we motivate them to do so?
