Now is the HARD Part * Adjusting Tenancies to AVOID Winter Move-Outs

By
Property Manager with Gibson Management Group, Ltd.

About 5 years ago, through no fault of my own, I had a high-end rental with a February move-in.  The residents, after picking up the keys, called wanting to know who was going to come clear the path for their movers to their furniture into the basement area.

This CURED me of having people move in when weather might be a problem so I have learned to adjust my lease end dates by providing new renters with a choice of lease end dates for the next spring or summer.

They think they are getting a longer term lease at the lower rent and $AVING MONEY and I know that I am actually SAVING wear and tear on the hardwood and carpets of the property by eliminating move-in and move-outs when moisture may be a problem.

Wallace....you are one very wise woman.  I wanted to say that I love your name, Wallace...was that your dads name? I named my first daughter Tommie. I love that name too.

Really smart when you can do it. I am always changing the terms of my leases, so that I avoid this kind of issue. The only thing that gets in the way, I don't always know when I'm going to buy a property. At that point, the clock is off.

Wallace,

We don't have the snow problem, but the overall leasing market is so much better spring, summer and early winter, we tend to make those are move-in/out times IF at all possible.

Thanks, Michelle

Having no power is another issue if trees are down and people want to move in through garages or late in the evenings...too much potential for a SNAFU with winter-move-ins

Wallace  - That is a really smart plan.  It seems to be a win win for everyone involved.
