Searching for Davis Short Sales in California?

davis short salesI was shocked when I pulled up the stats in MLS this morning to look for Davis short sales. There are only two short sales in all of the Davis homes for sale. At any price.

I had a lengthy conversation with the second lender yesterday for a short sale in Davis. At one point, we had an offer but then Yolo Credit Union refused to cooperate with the short sale and instead insists on getting paid off, including all unpaid interest. But that doesn't mean we can't make it work with the second short sale lender, which is Chase Bank. We just need to reduce the amount paid to Chase Bank a little bit, and the best way to do that is to get a BPO. So, the bank ordered a BPO and the appraiser called to schedule an appointment.

In the middle of all of this, an agent sent a lowball offer. We expressed regret and thanked him. It's just the professional thing to do, and I work hard at retaining my professional reputation. I work with other professionals on my team as well. And I am extremely fortunate to work with an excellent agent who lives in Davis. Her name is Linda Swanson. She is also a real estate broker, like me, and not just a salesperson . . .

I see this as good news!  I know the Sacramento area was hit hard by foreclosures and short sales, and this is another sign that CA as a whole is recovering.  Stay busy!

Only two Short Sales in Davis? !! That is good news.  As for those lowball offers, I received one this week on a listing that had been approved at a specific price, not a penny less, and the first buyer walked.  Of course, my remarks in the MLS say that the bank will not take less than the list price.  So what did I get?  An offer for $60K off list.  What a waste of everyone's time writing, reading and reviewing that one was.

you know I wrote a lowball offer this week.... but the comps I sent with the offer justify the price my buyers are offering, not the listing price.  I got shut down too... but I think those sweet people are just going to get to keep their house because I just don't see ANYONE over paying for it by $40,000.

It's amazing that Davis CA real estate has only 3 short sales now listed.  I don't know how big that market is and how that number would compare to same time last year.

Our short sale listings here at Irvine CA real estate are down from last year.

Your inventory in Sacramento sounds about the same as the inventory in Palm Desert.

Only 2 short sales has to be good news.  Our short sale inventory is shrinking as well and I look forward to the day when it's only 2.

Well, you know, you guys, I wish I could say that was the case in Sacramento, very few short sales, but it's not. We have more pending short lender approval / active short contingent listings (2,951) than pending sales with equity (2,317).

Hi Elizabeth,

yes Davis is a different country to work in......that 4th short sale was sold by us in June.  It was an experience and our seller was very near and dear to our heart.  She trusted only us to do the short sale. We got it done!  But not without many questions from agents who have never done one.  Also the city inspection required and pest report was a hoop to jump through.  But hey we jump through hoops every day for our short sales!
