Is Mediocrity Becoming The New Norm? It Doesn't Have To Be.

I have a closing this afternoon at 4 pm. It is now 12:54 pm and the buyer's title company received the lender's docs just minutes ago. I'm the listing agent, and it looks like we won't get closing packages prior to the closing. The buyer will either have to guess at an amount of certified funds to bring to closing or scramble at the last minute to get his money to close.

The reason for all this last minute crap? It's the end of the month. WAAAAAAAAAAAAAAAAAAAAH! Staff for it!

If it was the beginning or middle of the  month there would be a different excuse. Because the fact that it is month end is just that- an excuse. The buyers had 6 weeks to get their mortgage approval and close. I closed one yesterday that took a total of 3 weeks from the date our offer was accepted until close, and we had closing docs 2 full days in advance.

How do you avoid all this last minute slop? Ask me for the contact information of my preferred lenders, and let me send the entire sale to First American Title. There are a lot of people involved in getting a sale to the closing table, and all it takes is one slacker to hold things up or cause undue stress. So the best way to insure an easy, stress free real estate transaction? Hire me as your agent, use one of my preferred vendors. I receive no kick backs or referral fees from any of these people/companies. I recommend them because they are the best at what they do.
