It’s getting tougher and tougher out there to find a home to buy in Los Angeles with the low inventory, so if your are moving to Los Angeles or downsizing your home, then a rental is going to be the way to go.
Not that rentals are easy to find. The minute the good ones come on the market they are gone. But if you know what you want and move quickly then you stand a good chance of finding the right property. This will give you a good amount of time for inventory to build and for you to find a Los Angeles home to buy since rental terms are usually for one year.
How can you make the chances for finding a good rental easier? Broaden your requirements.
You may want a 3-bedroom. Can you make do with a 2-bedroom? If so you will have more choices
You want inside laundry. Can you make do with a community laundry? Again more choices.
You want a pool? Absolutely necessary? There may be the perfect place without one.
Can you live without hardwood floors? Most places will have installed new carpet. Will that do?
Do you have to have an upgraded kitchen and bathroom? The place may be lovely, and completely functional, but original.
If you don’t intend to live in a rental property for more than a year, then you may be able to look past the things you are going to want in a permanent home. It will make things much easier in a competitive rental market.

I would much rather settle for features in a one-year rental than features in a home I purchase. Your advice is sound!

Jane - I have several buyers in temporary housing while they search for a home to purchase. They are practicing delayed gratification--not always fun but usually worth it.

Dialing down what buyers want is a must when they decide to become renters. They just have to understand that it's temporary and their perfect house will eventually turn up - working with you, of course!

For those who are selling, they may want to seriously consider renting as a short term option so that they don't feel do hurried. This is great advice Jane, but how could I expect anything less from you.
Jane - I couldn't agree with you more, I can't count how many times in the last several months that I recommended relocating home buyers find a rental while they look for that perfect property.
Jane - I just helped a client find the right rental. He couldn't settle and that was fine, he had the luxury of time. So when the right one came on the market, I told him to meet me at the townhouse and we made an offer right away. We signed the lease yesterday and he moves in later next month. Good rentals are harder and harder to find. There were multiple back up offers on the rental after my client's offer was accepted. Oh, and forget about negotiating, make a full price offer!
Jane = amazing how the markets are changing. There is very low inventory in many locations and it is difficult for those who want to buy soon. We are seeing quite a lot of short sales and fewer foreclosures.
Jane - You're so right about the inventory and about being willing to consider giving in a few areas on a rental as well.
Since renting is usually temporary, I would think that most would be more flexible on broadening some of the criteria. Not only will it give you more choices, but it can save you money...which you can put towards a home purchase in the future.
Great advice Jane ! This is a super strategy to buy some time before buying a home. It is amazing regarding the low inventory as that is a National issue now. The housing market is bouncing back strong as a result.
