It's the little things that count. But how little? Agent not happy.
When I do Home inspections in Eddy County New Mexico, I try and not get too picky when it come to small issues. But there are times when I feel I need to write things up even if they are small issues. To me this "small issue is "annoying" and it just might become annoying to the new owner if not addressed in the report. And then taken care of by the buyer or the seller. How many of you have purchased a home and found out later about the small things that annoy you?
Here is a look at a few things that are annoying to me.
Here we have a fireplace boot that had been installed incorrectly. Notice the boot flashing is not under the shingles as intended.
This is a look at the door jamb at the front door that has been broken by the plunger assembly.A simple adjustment could have eliminated the issue.
Here we have an open conduit line for the power ran to the shed at the rear of the home.
Missing switch plate screws mean the plate is not properly secured to the wall as it is supposed to be.
All of these issues were brought up by the sellers agent. When the agent called me about the
"MINOR ISSUES"
He said the report was being way "too picky". I told him I did'nt think so. Everything listed is an issue and needs to be addressed.
I think I could hear the agent shaking his head in a unagreeable way.
