It's the little things that count. But how little? Agent not happy.

When I do Home inspections in Eddy County New Mexico, I try and not get too picky when it come to small issues. But there are times  when I feel I need to write things up even if they are small issues. To me this "small issue is "annoying" and it just might become annoying to the new owner if not addressed in the report. And then taken care of by the buyer or the seller. How many of you have purchased a home and found out later about the small things that annoy you?

Here is a look at a few things that are annoying to me.

Here we have a fireplace boot that had been installed incorrectly. Notice the boot flashing is not under the shingles as intended.

This is a look at the door jamb at the front door that has been broken by the plunger assembly.A simple  adjustment could have eliminated the issue.

Here we have an open conduit line for the power ran to the shed at the rear of the home.

Missing switch plate screws mean the plate is not properly secured to the wall as it is supposed to be.

All of these issues were brought up by the sellers agent. When the agent called me about the

"MINOR ISSUES"

He said the report was being way "too picky". I told him I did'nt think so. Everything listed is an issue and needs to be addressed.

I think I could hear the agent shaking his head in a unagreeable way.

I believe in full disclosure.  Many homeowners lack the experience and knowledge to notice or repair even minor issues.  These things can usually be negotiated.

Clint, the BUYER is paying for the inspection, not the agent, and they deserve to hear everything that you find.   This is for their benefit, and they can take care of the minor issues when closed.

I believe in full disclosure. So true when inspecting. Let the buyer sort out what they want to repair and then negoiate the rest.

This is what I told the sellers agent. Full disclosure of all the issues is why there was an inspection in the first place.

What's a couple thousand dollars in repairs when you can get the home sold. That's what they want anyway right.

Clint, If they're small issues why is he is he calling. Just get them taken care of before they lead to bigger problems.

Clint,

I really get annoyed with agents who think they know it all, and pretend they are a Home Inspector when they aren't licensed! We all know that a Realtor can't practice law and the same thing applies to the Home Inspection Report. This report is the responsibility of the inspector and agents need to back off any not criticize the work. The buyer hired the Inspector, and as far as I'm concerned, the pickier the inspector is, the better!

I respect the Home Inspector and I don't like agents who butt in when they shouldn't!

I like the way you think. The buyer wants and is paying for a full inspection report. Why would you leave off the smaller issues just to satisfy the sellers agent?

I don't think so.

Clint, detailing the issues helps the buyer...the buyer decides what they want to ask for or do themselves...important items you bring up.

Good work, Clint. I would prefer to see all those things outlined on the report. The buyers then can decide whether or not to be picky. Suggested.
