Can you leave the door open for my clients?

After posting and blogging much of the day, I was just ready to log off when...........I get a phone call. It's an agent I never heard of with a large broker in town.

"I have a buyer who is interested in your listing at 13730 Lakeview Dr. I am so busy tomorrow I can't meet them, could you just leave the door open for me?" Many thoughts raced through my mind, mainly thoughts about the home and it's museum quality art and furnishings http://www.myiowahome.com/index.cfm/fuseaction/realestate.property_detail/propertyid/1017D1B0-C316-4856-97B554D8F8D44859

but also how ridiculous this request was. Doing this is actually punishable by our real estate commission with a fine, possible suspension or both. We could both get in trouble. My response was "No, absolutely not." Silence, "Are you sure?" "Yes, I'm sure" "Well can you meet them tomorrow at the home. They have some appointments but can be there around 3:30"

"Sure, but I need them to call me to confirm." I'm thinking, wait a minute, is this for real? After some hemming and hawing the gal tells me she'll call me back. She calls back:

"I think I can change my plans and meet them. But can you stand by just in case?"

HAAAAA!!!!!!

*tear* that was a good one... seriously??????? That kind of minor infraction needs to be reported! People should not get away with this kind of behavior... my 2 cents... I'm sick of people breaking rules... and then they try to wiggle out of it "We didn't know...."

You knew enough when you were sworn in!

We often have doors left open. Since much of the inventory 'round these parts, is generally unoccupied condominiums- it is usually not a problem to leave the door open. Security logs the agents name, date and time. The properties are generally unfurnished and usually not finished (raw concrete flooring). We (I) would not consider leaving a door open on a furnished property.

Go Figure!

Hi Matt,

Yes, I've had this happen myself.

I've also received calls from a few agents who explained a situation (very nicely) they were not available at a certain time, yet this was the only time the buyers could view the home, would I mind opening the home for them...my answer has been yes each time in this situation.

I would meet prospects there to show the home if I had no conflict, that's my duty as I see it. It was pretty obvious though that I might have been twiddleling my thumbs waiting for those folks. That she balked at the confirm showed me the time was bogus.

Asking a Sellers Agent to leave a door open or unlocked is ridiculous. I would never do it or ask anyone to do it for me. Asking me to meet their clients and show the home is a different situation and a few issues would need to be addressed. First: Who is the agent working for? Does he have a written agreement with the buyers? Second: Are they qualified? ( I always promise my sellers that I will only bring qualified buyers to see their property.) And Third: How am I to be compensated for doing the other agents work? I would prefer a flat fee, but will consider working on a percentage basis. I don't work for free, and neither should you!

I have had this happen and have refused - it;s the buyer's agent's responsibility to see the home if there is a chance they are going to write a contract or offer. I have even told my sellers what was happening and they felt the same way.

Just when I thought I had heard it all.... This is unbelievable!  Maybe you should have asked her if she intended to refer the client to you if they liked the home and wanted to write an offer after you showed it to them.

Matt, same as Steve above, never heard of this one before! Requesting to leave a door open?! It goes farther than being unprofessional, its being totally irresponsible. Did you ask her for her license number? She may not be licensed at all, or not even have a key, for that matter.

 I had an agent who's buyer seen my sign and call him to inquire about the property. He was too lazy to look it up on the MLS so he called me and asked me to fax over the listing sheet. (buyer gave him my number) Then he calls back and asked if I could meet the buyer and show them the listing. (he didn't want to drive over to show it) Just before I hung up on him I asked if he wanted me to mail the commision check too.

I'm constantly amazed at what some agents do... we have one about a year ago that would loan out her electronic lock box key.  When it came out she said she had been doing it for years. I was just floored someone would be so.... stupid.
