The snapshot of the Alameda market shows that the number of new homes
on the market last week are very close to last week’s statistics. Pending activity remains very close to the previous week.  


blue circle of arrows cartoonAverage sales price has spiked this week from $518,805 the previous week to the current week’s sales price of $565,916.  A snapshot of the Alameda real estate market does not show a true picture of the market trend.  More time is needed to determine trends.

Prices have climbed but there are still good values in Alameda.
This is still a good time to be looking for a home since interest
rates are very low in 3% - 3.5% range.  The low inventory may be the
only impediment to finding a home.  However, new homes have continually
come on the market this summer.  Buyers need to have an agent who
watches the market frequently and knows what is available now.

Sales are outpacing the new listings which means inventory is dropping and that makes for good price growth.

Yes our prices have risen 11% this year.  My poor buyers who kept putting off buying a home are not priced out of the market.
