If you're thinking of selling your Tualatin home, using a full service REALTOR® to list your home is great, but not all full service REALTORS® are alike. Today, over 88% of buyers are searching online for their home. Your home not only needs to be online in all the areas that buyers are looking, but it needs to present in the best possible way when a buyer previews your home.
Just placing a sign on your lawn and putting the home on the RMLS (regional multiple listing service) is not what this full service agent does. Here is just a sampling of my listing packet and how I will market your home to get it SOLD!
1.Finding the right price: One of the important aspects of selling your home is being at the right price point. I will pull the active, pending and sold properties in your neighborhood and go over in detail with you how they compare with your home, the statistics of days on the market as well as price per square feet to arrive at a sales price.
2.Professional Walk through: The condition and location will also affect your sales price as you can’t change your location, but you can change your condition and price to reflect this. Together, we will walk through your home and go over things needed to get your home ready to show in its best light. I have contacts to professional stagers if needed.
· Besides putting the home on the RMLS, It also goes on Zillow.com and Trulia.com. Being a premiere Zillow agent (paid feature) your home gets top billing to get more visibility. I also pay for a revolving ad in Tualatin on Trulia.com so your home will also rotate in this ad when buyers are looking in Tualatin. Your home will be on my website as well as syndicated to many other sites!
·Video Tour/Virtual Tour and Professional pictures: No point and click here, I take the time to highlight the right features, remove items and edit all photos before they go online.
·My ActiveRain Real Estate Blog:Not only do I blog about your home adding the video and neighborhood information, and your listing shows on the sidebar at all times.
·FaceBook and Twitter: Yes, your listing will also go on my Facebook Business page as well as Twitter!
·Craig’s List: Updated each week
4. Neighborhood Exposure:
* A sign will be placed out front and will be supplied with flyers or a Perma flyer (ask about that) upon request.
* A Broker tour will be scheduled to showcase your home to local agents.
* Open houses will be held on request

5.Showing feedback and Seller Market Reports:
·Another service I provide is a program called Showing Suite. When an agent uses the lockbox to show your home, within 30 minutes they receive an automated feedback questionnaire in their e-mail. You will automatically receive the same feedback in your e-mail when I do.
·I am in constant contact with you via e-mail, phone calls or personal meetings each week, and every two weeks you will get a very detailed marketing report from me going over all the showing statistics, marketing done, neighborhood statistics and well as the reports from online sites.
Once we get an offer, I will negotiate on your behalf only. I do not practice dual agency, so I’ll refer a unrepresented buyer to another agent. YOU are my client. By doing the following, you can be assured that you are being fully represented.
·* Go over the offer with you in detail
·* Prepare counter offers as necessary
·* Follow all contingent timelines closely such as the Inspection period, Property Disclosures, and Earnest money deposit into escrow.
· * Work with you in scheduling & meeting contractors for requested repairs and estimates.
· * Prepare any documents, addendums, etc. needed to move the sale along.
·* Work with the Title Company until close of your home.
·* Work closely with the Buyer’s agent and lender until close.
·I use e-signature program called DocuSign that makes signing documents a breeze..and from anywhere! If you travel with your job, as long as you have access to your e-mail, you can sign a document!
·I also use Sign My Pad, so have access to documents so you can sign directly onto my I-Pad for documents as needed.
·My company, Premiere Property Group uses a paperless transaction platform, so not only am I saving paper with use of this technology, It makes things much easier for you! No having to print things up, sign and fax back! No annoying visits at dinner time to sign documents. You can just go to your e-mail and sign!
