This is the October 2012 Real Estate Market Report for Fort Collins CO Homes for Sale:
September Property sales were 253, up 28.4% from 197 in September of 2011 and -21.2% lower than the 321 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September year-to-date sales of 2,318 are running 16.8% ahead of last year's year-to-date sales of 1,985.
The Median Sales Price in September was $236,665, up 7.6% from $220,000 in September of 2011 and up 4.3% from $226,985 last month. The Average Sales Price in September was $267,089, down -3.2% from $275,943 in September of 2011 and down -3.2% from $275,867 last month. The September 2012 Average Sales Price was at a mid range compared to September of 2011 and 2010.
The Total Inventory of Properties available for sale as of September was 949, up 12.7% from 842 last month and up 0.1% from 948 in September of last year. September 2012 Inventory was at a mid range compared to September of 2011 and 2010. The Average Days On Market for September was 41, up 5.1% from 39 days last month and down -39.7% from 68 days in September of last year. The September 2012 Average Days On Market was at its lowest level compared with September of 2011 and 2010.
Slow but steady improvement in market conditions is the conclusion we draw from looking at at this latest data. The decrease in sales from August is typical seasonality, as can be seen in the chart, price variations are small and probably not indicative of anything beyond signaling where buyer activity has been focused. And inventory, while still low, continues to increase. 2012 certainly looks better than the previous two years, but we're now in the grip of the fall and winter slowdown, and will have to wait for Spring of 2013 to get a feel for how sustainable our recovery is.
And in spite of seasonality, it is still a good time to buy and sell homes. For buyers, there are lots of well-priced homes in all price ranges, and low interest rates have a substantial effect on affordability. And for sellers, competition is limited, so proper preparation and pricing will be rewarded.
