Palm Coast Florida Duplex Just sold
My buyers have been looking for an investment property for many months and have found many sellers holding out for a higher price. Many of the properties they looked at have come off the market unsold. A foreclosure came on the market and there was a long list of problems and issues as meaning a lot of work was needed including a new roof. We were able to get a deal put together fairly quickly and my buyers are now getting the work done to get both units ready to rent.
The duplex has 3 Bedrooms, 2 Baths and a single car garage on each side and about 1230 square feet of living area built in 2000. The sale price was $115,000.

Al, What makes this property a duplex? Here we consider a duplex a 2 story dwelling with the bedrooms on the upper level...

Larry & Sheila, thanks, duplex is one building with 2 complete living units as for two families, separate entrance etc. for each. Triplex would be 3 and fourplex 4. So in this case we will be renting 2 units individually.

Congrats an another successful sale. Selling a duplex is not easy especially when work needs to be done. The price would tell me your clients I think should be able to make some money renting out the unit(s). Your rental prices are cheaper than those found here where it is an big owners market.
Congratulations for sure on the sale Al and it looks like a buyer got a really great deal.
