This is the October 2012 Real Estate Market Report for Windsor CO:
September Property sales were 53, up 47.2% from 36 in September of 2011 and -28.4% lower than the 74 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September year-to-date sales of 504 are running 34.0% ahead of last year's year-to-date sales of 376.
The Median Sales Price in September was $251,200, down -7.8% from $272,500 in September of 2011 and down -13.4% from $289,950 last month. The Average Sales Price in September was $289,519, up 0.7% from $287,454 in September of 2011 and down -12.6% from $331,412 last month. The September 2012 Average Sales Price was at a mid range compared to September of 2011 and 2010.
The Total Inventory of Properties available for sale as of September was 287, up 9.5% from 262 last month and up 1.4% from 283 in September of last year. September 2012 Inventory was at a mid range compared to September of 2011 and 2010. The Average Days On Market for September was 77, up 60.4% from 48 days last month and down -14.4% from 90 days in September of last year. The September 2012 Average Days On Market was at its lowest level compared with September of 2011 and 2010.
The market data for Windsor is mixed, but generally moving in a positive direction. The expected seasonal sales decline in September was not as sharp as it was in 2011, and sales have been generally stronger throughout 2012. And while prices declined - and this is a measure of what is selling and not a direct measure of value - it's interesting to see that the amplitude of the month-to-month variations has become much less volatile. Overall, Windsor has shown some good signs of recovery this year, and we're optimistic about that trend continuing into 2013.
There are still many excellent opportunities for buyers to find well-priced homes and interest rates continue to be very favorable. And sellers who properly prepare their homes for market, price them correctly, and market them effectively will be rewarded with buyer interest.
