Annapolis MD- Let's Talk Real Estate for August 2012

Annapolis is as diverse as the three zip codes that make up what we call Annapolis. Well actually there are a few more, such as the zip code for the Naval Academy, but we will focus on the three main zip codes 21401, 21403 and 21409. So lets get started

Just for a bit of clarification, but not exact by any means, the zip codes cover the following areas. 21401 covers all of Annapolis, West Annapolis, out to Parole, up Generals Highway a bit and down Riva Rd a bit. 21403 is the Eastport part of Annapolis and includes all the way to the Chesapeake Bay community of Bay Ridge. 21409 is basically the Annapolis area located on the other side of the Severn River all the way to the Chesapeake Bay Bridge. Each zip code is unique to itself including the homes, amenities and convenience offered.

 

August 2012 Market Update for Zip Code 21401

August saw a steady market of home sales
Home sales rose by 18%
The median sales price saw a 15% dip
Available inventory decreased by 2% 
# of homes under contract decreased by 6%
A good portion of this change is seasonal for the market
The drop in medium sales price has to do with the wide variety of home styles and sales
 and should not be taken as a negative for the market

$1,150,000 High Sales Price
$38,000 Low Sales Price
$346,750 Median Sales Price

 

Homes, on average, sold for 95.6% of list price.

August 2012 Market Update for Zip Code 21403

July saw a 21% decrease in home sales
Median sales price decreased 8%
Available inventory decreased by 15%
# of homes under contract increased 13%
Again much of this change is seasonal
 and should not be taken as a negative

208- # of Homes Available For Sale
104- # of Homes Under Contract as of today

$1,000,000- High Sales Price
$130,000- Low Sales Price
$395,000- Median Sales Price

Homes, on average, sold for 95.47% of list price.

 

6.7-  # of months of inventory for Zip Code 21403

August 2012 Market Update for Zip Code 21409

July saw a 3% increase in home sales
Median sales price increased 15%
Available inventory decreased by 7%
# of homes under contract increased 3%


26- # of Homes Sold In August
100- # of Homes Available for Sale
44- # of Homes Under Contract as of today

$2,750,000- High Sales Price
$182,000- Low Sales Price
$407,500- Median Sales Price


Homes, on average are selling for 96.27% of asking price.
The rise in medium sales price has to do with the variety of home prices
 from a high in the millions and a low in the one hundreds
All in all 21409 is not seeing the seasonal change
as it has in the last few years.

Market Absorption
0-4 months equals a Sellers Market
4-6 months equals a Neutral Market
7+ months equals a Buyers Market

Please keep in mind that prices are all over the board in all three zip codes due to the diversity of each area. Sales prices can change dramatically with one large or one small sale or from one neighborhood to the next as each zip code covers a wide area.
