There were six Hernando Beach home sales in September 2012. Four of the waterfront homes that sold were located in the direct Gulf access areas of Hernando Beach, one property is located in the central area of Hernando Beach with indirect Gulf access and there was one home sale in the Hernando Beach South neighborhood, the only deed-restricted neighborhood in Hernando Beach.

Inventory has increased to 60 waterfront homes for sale in Hernando Beach ranging from $125,000 to $645,000 with an average list price of $290,360 and a median price of $273,450. The added homes for sale were listed in the direct access neighborhood and Hernando Beach South while the Central neighborhood actually decreased in number of active listings.
Absorption Rate: At the current inventory levels, absorption rate is 10 months considering all Hernando Beach sales for September 2012 indicating that the Hernando Beach real estate market is still a market that will favor buyers at this time.
Distressed Properties in Hernando Beach, Florida: Only one of the six sales in September was a bank-owned property. There were no closed transactions of short sales.
Currently, there are three short sale properties for sale in Hernando Beach but there no foreclosure, or bank-owned properties currently listed for sale.
