Weld County CO October 2012 Real Estate Sales

September Property sales were 276, down -8.9% from 303 in September of 2011 and -27.2% lower than the 379 sales last month. September 2012 sales were at a mid level compared to September of 2011 and 2010. September year-to-date sales of 2,760 are running 6.3% ahead of last year's year-to-date sales of 2,597.

The Median Sales Price in September was $189,950, up 13.2% from $167,785 in September of 2011 and down -0.5% from $191,000 last month. The Average Sales Price in September was $222,543, up 17.6% from $189,213 in September of 2011 and up 5.8% from $210,273 last month. The September 2012 Average Sales Price was at highest level compared to September of 2011 and 2010.

Weld County CO October 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of September was 1,492, up 10.8% from 1,347 last month and up 4.5% from 1,428 in September of last year. September 2012 Inventory was at a mid range compared to September of 2011 and 2010. The Average Days On Market for September was 65, up 8.3% from 60 days last month and down -12.2% from 74 days in September of last year. The September 2012 Average Days On Market was at its lowest level compared with September of 2011 and 2010.

The real estate market indicators for Weld County CO continue to show an improving housing market. While the expected seasonal drop in September sales was fairly sharp, other data are more positive. Prices have been trending upward throughout the year, and while inventories are still below normal level, they are continuing to rise. The slower fall and winter months will not provide much feel about what might be on tap for 2013, but we expect that the fairly modest recovery of 2012 will continue into next year.

One of our reasons for that optimism is that Weld County, and particularly Greeley, are currently leading the region in providing affordable housing choices at all price levels. An ample supply of very well priced homes, and a continuation of low interest rates, will attract a steady stream of buyers. And with inventories remaining at low levels, there is good news also for sellers who properly prepare their homes, price them competitively, and market them effectively.

Hi Dick -- moat of our market is still suffering from low inventory of properties available for sale which has an obvious effect on unit sales.   Although the seasons have an effect on our business it is not to the same degree as Weld County or other areas in Fort Collins.   Your grasp of the market, the statistics and the story behind the numbers is always a welcome read and must be very reassuring to both buyers and sellers.  As always, nicely done.

Hi Michael & Debbie - Thanks for your comments this morning. Watching these month by month gives us some good insight into the mechanics of the market - Weld County has a very healthy price trend right now, but also the most affordable housing in the region. It should have a good year in 2013.
