When I was a newer agent, I used to chase unique ideas and gadgets.  "Maybe THIS will help me get organized," or "Maybe THIS will solve that problem."

questionnaireThrough the years, I have found that we all have our own types of personalities, our own disciplines, our own tasks that we perform during the course of a transaction, and that I don't do business in the same manner as many other agents. 

One of the greatest satisfactions that I have learned as I have settled into a comfort zone of what I do and don't do as an Agent is, I don't HAVE to do what everyone else does.  I provide what I provide and I provide it well.  It is enough, and I don't need to keep adding toys unless it fits in with the way that I do business.

Over the years I have collected hundreds of pages of ideas.  I have separated them into categories, and somewhere along the way I take the best ideas and summarize.

A great influence on my real estate life has been Bruce Gardner.  Succinct and focused, I have cloned many of his ideas over the years to work into MY business plan.  One idea that I have adopted and adapted are Questionnaires for prospective Buyers or Sellers.  I have reworded and reworked his ideas to make them my own.

When a prospective Seller calls, I use my Pre-Listing Questionnaire to gather relevant information prior to a Listing Appointment.  That way, when it's time to pull a CMA, I should have all of the relevant information needed to hone in on a reasonable value.  I am attaching a PDF version.  Feel free to copy and use this for your own records.

And a word to the wise: If a prospective Seller tells you that his neighbor's house sold for $XXX.00, then you had better make sure that you pull a printout on the mentioned neighbor's house, ESPECIALLY if said house sold for more than what your CMA shows.

I was at a listing appointment recently where a homeowner told me his neighbor's house sold for $25,000 more than I wanted to list at. I showed his the CMA and he said that must be wrong. So, I pulled up the tax record on my handy iPad and showed him the tax record. Showing him my information was correct, then I told him never to believe what his neighbors say about their selling price because it's not usually accurate.

Good point about finding out what the neighbors house ACTUALLY Sold for.  Neighbors that move away tend to embelish the sales price or they tell their neighbor, "I got what I wanted", then neighbors assume they got their asking price!

I used to use questionnaires for buyers and sellers. The sellers embraced it, the buyers, "not so much." :) Ha. But then, it was probably my fault as I asked them to "fill it out." Now, I just interview and add the data to their file...

I thought they'd enjoyed filling out information about themselves and their home desires - turns out, it was too much effort. They just wanted to get in the car and start "looking."

I find that the accuracy of the realtor's listing information, or features regarding the house, comes from the initial interview with the seller.  If they aren't accurate, the info isn't!

I love the fact that so many of you knew what the lingo meant when I mentioned 'what the neighbor's house sold for.'  Obviously it is something that we all deal with.

Debb ~ that cracked me up.  People don't ever know I'm even filling out a questionnaire.  I usually do it over the phone.
