How Many Purchase Offers Do You Have?

reject purchase offerHow many offers do you have? I can't count the number of times I answer my phone and am asked that question. First, I don't know which property the agent or buyer is asking me about because they don't identify it. Second, what difference does it make? What bloody difference does it make? Are you going to write your purchase offer any differently if we have 7 offers than if we have 22 offers?

If the question is do you have more than one offer, then ask that question. Don't ask how many offers we have because it doesn't matter, and it's not really any of your business.

Yesterday was a day to receive a ton of purchase offers. I'm not sure why it happened on a Saturday. I know that one of my listings had showings Friday morning, but that doesn't account for the other homes. I received a lot of purchase offers. When an agent has that many purchase offers, you can bet the agent is looking for a reason to suggest that the seller reject all but one.

I have to laugh when you ask if someone is going to write their offer idfferently if there are 7 or 22 offers on the home.  It's true.  They might write it differently if there is already an offer, but why they need to know how many offers you have is beyond me.

i'm curious how you answer them, do you send a response( email?) to each of them?

Inventory is so low these days.....Seems like most short sales have 20+ offers here.....

I'm guilty of having been one of those agents, who asks that question.  You make valid points.  However, it can make a psychological difference if a homebuyer knows there are other offers or not.  For example, a buyer who really likes the house, will be more apt to make a better offer than they might otherwise have, if they know others are interested in the property too.  And some buyers don't wish to get into a bidding war, and simply walk away.  If I ask a listing agent the question, it is likely because I've been prompted to by a buyer.

Hi Elizabeth...I was on the writing end.  Either side is OK with me but I am hoping to get some pther offers on my listings as business is pretty brisk right now at Lake Anna.

Congratulations on your offers.  Multiple ones demand more thought but well worth the time and a good reflection of the current market.

Hi Elizabeth. I'm sure that you always have lots of phone messages like this: "I'm calling about your listing. Is it still available?" You call back and tell the caller that you need to know the address, and they do not know which property they called you about. Every happen to you?

Inna: I return every phone call that I can understand the phone number left on my v/m but often the numbers are garbled.

Oh, Myrl, every agent has multiple offers if the property is halfway decent. Really, you don't have to ask in this market. You might have to ask if it's still worth it to send in an offer, though. LOL.

Melissa: It doesn't happen to me because my buyer's agents answer those calls. Most buyers in Sacramento aren't out driving around calling from signs -- they are looking online and emailing.
