Market Report ChartMarket Reports and More Market Reports

The first of the month means one major thing for us and our blog.  Market reports.  Time to collect the data, fill out our templates and let the charts update, review the sales and figure out the latest trends.

Combine these market reports with community post after community post and what are we trying to accomplish?  Four primary goals:

  • To demonstrate VERY clearly to Warren County area home sellers and buyers that we know our market area inside and out.  If they've got a need, we've got the facts and expertise to help them.
  • To make the search engines happy.  For the first goal to be met, the consumers have to be able to find our posts.  And locally, there's a scarcity of regular bloggers who provide the types of information we provide. 
  • To educate ourselves.  There is no substitute for knowing the trends within our market.  What areas are heading up, which ones are down?  How many foreclosures?  How much negotiating room do buyers have?  What style of homes are in demand? Where is there enough inventory and where are the gaps?  All the answers are right there.
  • And lastly, to show you what our markets are like.  Our homes, our price points, maybe an idea you can use for your own market.  Because we've certainly picked up ideas from other market reports.  Key knowledge too.  When an out of state buyer talks to us, stashed in the brain files are what other bloggers have told us about their market.  That knowledge is valuable in calibrating the buyers to our market.

So market reports may bore some people, and we certainly don't expect comments on them, but they are a critical part of our monthly blogging plan.  So each month, you can expect the first week or so to be really heavy on market reports :)

Melissa, We each do what works for us.  Fortunately there are multiple paths to the same results.

Ginger, Definitely good to know the stats.  We work multiple market areas in our county and they're each different.

Doug, It's a mix for us.  Mostly consumer directed, some agent to agent for relationship building here.  Our mix has tilted heavily consumer side over the last year or so.

Joan, We like to include a best course of actions for the buyers and the same for sellers with each market report.

Christine, We've went to prelist appointments and had the seller say they've been reading them, although we've never had a person call and say come talk to us and explicity say it's because of reading our reports.  Perhaps just another element in winning their confidence.

Wandanna, It certainly helps us stay aware of the trends.

Lori, It sounds like you've got something that works if your inquiries go up when you do them.

Mike, We know it's something the consumers want, even if they don't call and directly ask or talk to us about them.  And it's an edge we on the local front have over the big websites, the ability to see and interpret the local information.

Mike S., The look to us as professionals to give them guidance on what the best course of action is for them.  How can we do that without a thorough understanding of today's market?

These are all very good reasons to blog about market reports. To me, whether market reports are useful to our potential buyers and sellers also depends on how much they can understand what the report means vs just informing of numbers, which I see in so many market reports. What can we derive from the numbers?

I've been doing market reports for many years. I am very analytical and a numbers person. So my reports tend to be really dry- just the facts. I am always interested in market reports from other areas. Not only for the numbers (data) but for the reporting format. I'd love to rework mine.
