Any time you want to edit a project, before you show it to the world, it often requires editing in the form of cut and paste.

Cut and paste is simple.  You highlight the area you want to edit, push CTRL C, move to where you want the new look to appear, push CTRL V, and veeeeoooola!  You have a new look!

Here we have your basic homeowner cut and paste roofing job.

This is a flat roof over a front porch.  It is a total of 8'x6'.  Rolled roofing was simply laid in place.  Perhaps it was glued down.  All seams were glued as well.  Cut and paste!

Spots are beginning to raise up, exposing seams.  There is no flashing, with the job relying on "black goop" instead.

Black goop does not last very long.  And ponding water damages it even more quickly.

I have no idea how long this cut and paste job has been in place, but it cannot last long.  It is not professional.

Just as fun, of course, is the old cut and tape vent cover installation!

They wanted this cover to stay!

First, it is installed on all four corners with drywall screws.  Nothing better.

Then, to cover it, and seal it, and make sure the flap doesn't open, it's best to tape it!

Good thing they used the tape too because the way the cover is positioned there is quite the gap beside.

But notice this guy is not unfamiliar with modern repair techniques.

NO DUCT TAPE FOR THIS GUY!  HE WENT ALUMINUM TAPE ALL THE WAY!

That stuff sticks!  That stuff lasts!  That stuff seals!  That stuff looks sharp! 

Notice how well the shiny aluminum goes with the gray aluminum siding!  You hardly see it!

Not only that, but no galvanic interaction here!  Aluminum doesn't cause aluminum to deteriorate and rust!

My recommendation:  homeowner work is usually homeowner work.  In my opinion, it is OK to do this sort of thing for your house while you are living there.  But it is unfair to expect someone else to buy it, or complain if a buyer balks and wants it done right!

Well, in The Commonwealth of Virginia, what you see is probably what you're going to get.  Pretty isn't a consideration.  After all, if the owner/seller had the knowledge, ability or inclination to do it (repair) right, they would have done it right in the first place.

I do suggest to home buyers that, if this is how the seller maintained what you can see.. . . .  be prepared for less than professional maintenance/repairs on what you can't see.

Of course, it all depends on the market AND accessibility and price.  Condition is relative to accessibility and price.

That's it in a nutshell, Lenn, and you have probably heard me say that more than once to clients.  Particularly on remodeling, if the homeowner has done it, what is invisible is usually a concern!

That's not a rafter bulging up is it? or is it just the rolled roofing wanting to go on vacation?

Clint - those humps are a little of both.  I didn't want to push too hard for fear of cracking the tops, but the roof is just hanging on I think.

Obviously I agree with you about the roof!

This guy may be a licensed and insured roofer Don!  Who knows!
