The following August contract snapshot for 2008 to 2012 clearly shows the results.

The number of units sold and units under contract went up every year since 2009.

Year over year change on closed sales is up by 21.43%.

The median sold price year over year change went up by 33.56% and month over month change went up 24.53%

The average sold price to original list price ration is 91.11%. Most sellers are more realistic with their listing prices and the ratio has become better by 12.52% for the year over change.
