Home Seller Market Returns to Utah County Real Estate

Utah Home Sellers are happy, due to a lack of Utah County Homes for Sale and an economy on the rise, home sellers can celebrate.  The home seller market has returned.  Home selling prices are on the rise. The time is here, to sell your home.

Major cities in Utah County have been affected due to this increase in Home Owner equity. Alpine Utah Homes for Sale, Draper Utah Homes for Sale, Highland Utah Homes for Sale, Lehi Utah Homes for Sale, Provo Utah Homes for Sale, Springville Utah Homes for Sale, Sundance Utah Homes for Sale.  Wasatch County is on the rise as well in Midway Utah Homes for Sale.

Before you place a “For Sale” sign in front of your house there are few things you need to consider to help make the sales process run smoothly and efficiently. Listed below are a few things that you should consider when discussing the sale of your home with your Realtor.

Time Frame

It really depends on where you live in the country, but most important is to discuss with your Realtor, the current state of market and how that will affect the sale of your home.

How to Stage Your Home

It is very important to discuss how to make your home inviting to potential home buyers. You should discuss various items that may need repair. First impressions are very important as well, your front yard and entrance should be free of clutter and keep clean at all times. Decorate your home to sell by arranging the furniture to look as spacious as possible.

Develop a Marketing Plan

The process of marketing and selling your home must match your objectives, priorities and needs. You should discuss when the home will be available to show to the prospective home buyer having your home available at all times will help. Should you want a Lock-box provided for easy entry, this is an invaluable tool. You should understand what the Realtor plans to do to promote your property, all of them have different programs that they have found that works.

Pricing Your Property

Setting the proper asking price for your home is the single most important factor that will determine the success or failure of your home sale. If your home is priced too low, you will literally be giving away thousands of dollars that could have been in your pocket. Price it too high and your home will sit unsold for month, developing the reputation of a property. Failure to understand market conditions and properly pricing your home can cost you thousands of dollars and cause your home not to sell, fouling up all your plans.

The Home selling price is determined by taking into consideration a number of different factors. First and probably the most important factor is the selling price of comparable homes in the homes selling area. Other factors include the current trend in the market, the availability of homes for sale in the area and the urgency of the seller. Obviously, the lower the selling price the quicker the home will sale.

Factors to take into consideration include:

  • Average selling price per square foot of homes in the same area.·
  • Major improvements to the home, such as swimming pool and other additions can add to the overall value of the home.
  • Interior and exterior amenities can be beneficial to an increase in selling price.
  • The general condition of your home’s interior and exterior is important and can either increase or decrease the selling price

Factors Which Do Not Influence Value:

  • You need more equity than you have
  • You may have invested in Repairs and Improvements
  • Prices of homes where you are moving
  • Refinance Appraisal

Dangers of Overpricing

  • Miss the Window of Opportunity
  • Perception of being stale
  • Takes longer to sell
  • Ultimately sells for less
  • House never sells

Any or all of these factors may come up during the evaluation of pricing your home for sale. Just make sure you discuss these items with your Realtor, especially in Alpine Real Estate Utah and Provo Utah Real Estate, and don’t make a mistake that could affect the outcome of your Home Selling Experience.
