Endea ~  I love "Buyers are hiding and Sellers are seeking!"  b I think that says it all.  Come out come out whereever you are! lol

Carole~  I can't blame people for wanting to stay in.  It has been a difficult winter.  My arms are ready to fall off from all of the shoveling.  The phones ARE starting to ring -- maybe someone will venture out.

Esko ~  glad to hear that things are stirring in Las Vegas.  I would think that when our New Hampshire residents return from Vegas, they will get lucky in New Hampshire.

Laura~  I think that you have 2 good theories there... If I see anyone from Maryland around here, I'll send them your way.

Marti~  I think the New Hampshire citizens got spoiled the past couple of years because we haven't had so much snow!  I think we will have to lure them out with some good marketing -- I am going to your wonderful group to get some new ideas!

Michael~ It certainly is HOT in the south -- especially with all the politicans down your way.  Please send anyone you see from New Hampshire home -- there are some great opportunities here -- or if someone want to come from the south to enjoy the snow, have them dress warm and come for a visit.

Mary~  great point -- if they buy an eco-friendly home, they can begin saving money right away!  It sure is cold in Michigan as well.  Hope you stay warm.

Debbie~  I didn't know it got THAT cold in Northern Virginia -- BRRR.  It is hard to handle the lock boxes when it is so cold.  I had a couple of those combo boxes freeze and I couldn't get them to open! 

Jay ~  I hope you cooked dinner for Moni ... or at least took her out to dinner!

Joan~  I have a good feeling about February too!  First, that is my birthday month -- Also it is valentines day.  Buyers will fall in love with all the homes they see!  Sellers will fall in love with the offers they receive -- everyone will win!

Rick~ I wrote this post because there has been so much negative press about the real estate market that simply is not true for many parts of the United States.  I want consumers to know that there are opportunities and that it is a good time to buy.  There is "safe" financing available-- and there are professiional real estate agents who can help consumers buy and sell homes.  Hope things are going well in Wisconsin.

Joan this is a great time to buy.  Prices are holding and interest rates were 5.75% today.  People need to take advantage of this now, because it might not be this good tomorrow.

George~  I thank you for your comments.  It is true that interest rates are very good!  It is difficult to know what tomorrow will bring.  We have had a very solid market in New Hampshire.  Although, the market has slowed and there is more inventory - I think that we have had a "healthy correction".  I hope the press will be a bit more balanced in their reporting--

This is a great time to be a buyer.  Great selection, ample supply, little competition from other buyers, lower prices, lower mortgage rates, greater affordability.  Maybe we will see a little more activity when we thaw out a bit!

Joan, my personal observation and in speaking with realtors is that our market is almost non-existent here.  However, there is someone who blogs here in AR that says the 07 market was the 5th highest in the history of home selling in this country.  He cited an article by NAR.  Hmmmmmm, I'd have to challenge that one.

Teri ~ thank for the comments.  It actually has picked up a lot and I have ended up having a busy couple of weeks.  I am very optimistic about the 2008 market.  There are some wonderful opportunities.  It should be a win/win for both buyers and sellers.

Chuck ~  The buyers are coming out from under the snow drifts and things have gotten busy of late.  Everyone is much more optimistic than they were just a couple of weeks ago.  I think the savvy buyers are finding out that it can be a very good time to buy.

Hi, Joan - I hear you've had enough snow that roofs are caving in! My husband (in a prior life) owned property and lived in Sunapee, NH - we have a daughter living there now. We don't get back there very often, but it certainly isn't in snow time.

Joan, the buyers are out there - we just have to educate them that now is an excellent time to buy. I'm in the Raleigh, NC area, and the market is still good. If only we could get the Buyers to stop watching the national news...

Carol - From reading your recent blog it looks like things are improving in your area.  We have seen things change in the last couple of weeks in New Hampshire as well.  Let's keep our fingers crossed.

Sharon ~ I am ready to move to Florida in the winters.  Our roof is holding up, but I am not sure about my arms -- I have never seen so much snow.  We certainly didn't have to shovel snow in San Francisco.  I had no idea that you have connections to New Hampshire.  I have met several people on Active Rain who have family in this state.  I enjoy your blogs -- and if you do get this way (perhaps for leaf peaping), be sure and let me know.

Jim ~  Don't rub it in!  (lol)  Yes, it is still winter in New Hampshire -- it is a balmy 25 degrees  (brrr), but the sun was out today and some of the snow is melting.  I must admit, it has been a long winter.  The Buyers have come out of their igloos -- and I am cautiously optimistic that this is going to be a busy spring.

Darlene~  We certainly don't have the same markets everywhere in the U.S.  That is great that Raleigh is doing so well.  The current economic report/housing report for New Hampshire was much better than the rest of the nation.  It is very confusing when the media keeps reporting on all othe worse case senarios.  Perhaps, the news will start to reflect more regional trends -- but unfortunately, it is not as exciting for the reporters.
