Greenland NH real estate activity for this past year, 2007, remained about the same as in 2006. 

There were a few less properties for sale and yet a few more that sold in 2007.  The average sales price went down a little in 2007, however the days on the market shortened up a bit.


That sounds to me like the real estate market in Greenland was fairly stable last year!

 

With this kind of information readily available, it's just further proof that all real estate is local, and that the media that continues to harp on a 'national real estate market' really need to get a clue and understand that there is NO SUCH THINGThere really is also no such thing as a 'regional market' either.  In Rockingham County alone, the market varies greatly from here in the Seacoast to just 15-20 minutes inland.

It's really very important for consumers to speak to a local real estate expert, and disregard the broad brush the news continues to paint all of us with.  We have good news in the real estate industry right here in our own backyard!


GREENLAND NEW HAMPSHIRE Real Estate Market Information for 2007:

Greenland NH Homes Sold 2006-2007 Graph

  • Greenland homes sold in 2007 were down just a hair from the amount sold in 2006.  In 2007, 45 homes were sold, while in 2006, there were 48 sales of homes.  In 2007, 81 homes came on the market for sale, and in 2006, we had 76 homes for sale.  Again, just a hair's difference in those numbers.

  • The average asking prices saw a little bit of a difference between the two years.  $491,332 was the average asking price this past year for those homes that were offered for sale, and it was $549,187 the year before, 2006.

  • The average selling prices of Greenland homes a slight difference as well.  In 2007, the average selling price was $479,478, and in 2006, the average selling price was $453,468.  Not a big difference at all. 

  • The average days on the market shortened up just a little this past year to 127 days.  The average days it took to sell a home in 2006 was 130 days.  And yet again, a negligible difference in those numbers.

  • Sellers received, on average, 95.9% of their last asking price as the final selling price of their home in 2007, and it was the same percentage in 2006. 

All fairly stable numbers for the homes market in Greenland the past 2 years - not at all what the media has been trying portray!

Greenland NH Condos Sold 2006-2007

  • Greenland NH condos saw a decrease in the number of condos for sale in 2007 over 2006.  In 2006, there were 27 condos offered for sale, and in 2007, we had 18 condos on the market for sale.  The number of condos sold in Greenland was about the same during the last two years.  We saw 13 condos sell in 2006, and 12 condos sold in 2007.

  • The average asking price of the condos for sale in 2006 was $293,663, and this past year, the average asking price for condos in Greenland was $291,033.  Just a tiny difference in those prices.

  • The average sold price for condos in Greenland during 2006 was $260,292, and in 2007 the average sold price was $286,192.  Again, this was a nice little increase in those sold prices, contrary to what we read and see in the media.

  • Average days on the market during the last two year period did see a sizable increase from 2006 to 2007.  It took only 54 days in 2006 to sell a condo, and in 2007, it took 149 days on average to sell a condo.  This was the one area where we saw a good-sized change this past year.

  • Sellers received as their final sold price an average of 97.4% of their last asking price in 2006.  In 2007, that number was 98% of their last asking price.  About the same in the last two years.

Ann - Working in a stable market is great. It seems when the market does not heavily favor either the buyer or seller the transactions tend to go more smoothly with less tough negotiations. Your market reports do an excellent of painting the picture in the communities you cover.

Shucks, my "market" has about as many markets as we have counties and then several sub markets in each county.  There is no market.  There are market areas. 

What happens too often around here is agents who do NOT know distant areas, try to sell real estate there.  We have a lot of that because our MLS and keypads cover huge areas. 

Out of area real estate agents are rough to deal with because they don't have local forms, although out state NAR site has many. 

I really love it when an out of area (state) appraiser is involved.

Ann this might sound funny but I enjoy looking at the different market reports that many of the Realtors Post on here.  Everyone seems to have their own way of doing them as well as the graphs and charts they use.  And you have not disappointed, very nicely done.

Jim - I do like the look of a stable market.  I wish all areas around the country could stabilize a little.

Judy - Greenland is a very nice small community, lots of community-oriented things going on all year long.  It's that house wonderful?  It sits across from one of the town greens and gazebos, just looking so majestic in that location.

Lenn - come on up!  We have small little 'sub-markets' here in our Seacoast market area.  All very local, and it's not all that easy for out-of-area agents to know the nuances of the various 'sub-markets' here.  We have statewide forms and a statewide MLS, so it's a little easier than areas without that, but still not as easy as if they were in their own real marketplaces.

Monika - thanks!  You should poke around a little when you're in Greenland next time.  Very pretty to drive around in.

George - that doesn't sound funny at all.  I like looking at different ones as well - gives you a feeling about markets around the country, and I like learning new things from the different writers, too.
