Great breakdown.  lenn, Is there a correlation of higher LP/SP to newer home, finished basement or upgrades?   It would really give credence to a buyers market where the buyers are hand picking the winners.  A friend of mine did an extensive study and found most of the sales with higher LP/SP ratio was 4 Beds as opposed to 3 Beds in single family homes in a particular market.

Chris.  Bethesda is a unique community.  Most of the homes were built in the 50s but since then it's developed into an area of luxury homes, high ranked public schools and with Metro, very interesting and WORLD CLASS SHOPPING.

Pat.  Thank you so much.  I lived in Bethesda for some years before I built my present home in Lovettsville.  I love Bethesda.  That little Cape Code above was once mine.  That photo is after we remodeled it.

Jim.  EVERYONE wants a 4 bedroom home.  3 BR homes are hard to sell. 

What I did for the resales above can't be done with new construction because the ones on the MLS are only representative.  IF they builder enters a comp, it reflects only the final price and not the base price.  I just wouldn't believe it would be relevant. 

I could do it for inventories, but they rarely report subsidies.

Margaret.  I've seen a lot of changes in Bethesda over the years, but the neighborhoods are largely the same.
