They said WHAT? Huh? Really? Come On... Do you ever feel like laughing at reality...actually laughing at reality in realty? Thank goodness I've never run into all of these scenarios presented by TheResourceTVShow, but sure have had a couple of them happen.
 
 
 
How well do you vet your prospective buyer clients?  At MoonDancer Realty, we enjoy engaging prospective clients in conversation before we start working.  It's a great time to discover their motivation and let them discover ours.  We want them to know that we are professionals and while we expect to make the real estate purchasing process as enjoyable, stream-lined and informative as possible, we also want them to know that it should be as serious a business to the buyers as it is to us.
 
99% of the time, our buyers are sincere and honest with us. Once in a while however, we'll have one slip through our carefully prepared vetting process and we'll find ourselves tied up with someone who could potentially interfere with our efficiency with the other buyers.  It used to be that we would find ourselves drug down the rabbit hole before we knew what had happened.  Not so much anymore, but when it does happen we restructure the relationship to either fit the eventual needs of the buyer or we part company on the best terms possible in the hopes that when they are ready to take the process as seriously as we are, they'll come back.  What more can you do?
 
We don't bite our tongues nearly as often as we used to when a client wants us to do something ridiculous in the matter of an offer.  Ultimately, we have to do whatever they've legally directed us to but we aren't doing our jobs if we don't point out wEmoticonhat in our opinion might be the folly of their plans.  Most often they'll take the advice under consideration and will modify their offer so they have a better chance at success, other times...at least when their offer blows up in their face, they've been forewarned.  We ALWAYS have the buyer's ultimate goal in our sights and we want them to know that when we are often trying to protect them from themselves.
 
Buying real estate isn't a reality show, it's real life.  What works on television rarely translates accurately into the REAL process.  Does MoonDancer Realty still get the situations that the folks in this video are reacting to? Oh yeah, but not nearly as much as we used to before we dedicated ourselves to educating the buyers.  We hardly ever have to say to each other anymore...WHAT?  Huh? Really? Come On...

Loved the video - it took me back to the days when I was an agent, shaking my head over the dumb things people said and did. One of my favorites was when buyers wanted me to justify their low-ball offers to sellers because they were going to "fix the place up."

I used to say "Are you planning to let the sellers repossess the house?" (In the early days we did a lot of seller financing.)

They'd of course say no, and then I'd tell them, "Then the seller doesn't care how much you fix it up."

I have struggled with the same issue for my whole career in Real Estate. I have gotten much better at vetting my buyer clients but am still guilty of getting excited and jumping the gun with them so to speak. Not many agents are fearless enough to reject a prospect or opportunity, so I applaud any professional who is fearless. That said, once a decision is made to represent a client, he calls the shots, although you could always terminate your agreement for cause but that rarely occurs, doesn't it?

The impulse car purchase & not repairing the roof have derailed two of my transactions in the past, but have not had too many of the others. I have kept my ears pricked in the office, so I can learn from others instead of on my own. Very funny though.

What's really funny is that these situations happen all the time. I had someone buy a $50,000 pickup truck while under contract. He said "aint she a beauty" I wanted to say "I hope it can pull a popup camper because you sure are not getting the house"
