When something good happens I think we should take advantage of it for our customers. Recently Trend our MLS allowed us to post 6 extra photos for a property. We went from 6 to 12 and now we can also post documents about the property as well such as seller's disclosures, plot plans, home owners association rules and regulations and a host of other information up to a limit of 5 different documents, any one of which can be upto 30 pages long. Oddly you can access these as an agent, but if you email the listing to your client they are not available to the client, this I am sure is a feature which will be corrected and is something that was simply overlooked.

I think this is wonderful. All the research shows that prospects looking on the internet love photographs, so why are there still so many listings with 6 or less photographs. And some of those that do have more photographs have the same photographs twice. Wow, I guess if I didn't like it the first time, maybe the second time it might look different. I am also amazed at how few agents are making documents available to prospective buyers through their agents throught the document upload feature. I mean we are supposed to be professionals, doing our best for our customers. These are probably the same agents who are complaining that customers are asking them to cut their commission.

Having a point2agent website I routinely post 30-36 photographs per listing, and it is not hard to get that many photographs even with a townhouse. It shows the home fully, allows other family members to see a home that a prospective buyer is considering and get a good idea. On Realtor.com I also post a video of the home, which for some reason I cannot post to my own MLS, but I am not going to go there today. This past weekend I had a prospective buyer at my Open House. She is talking on her cell phone with a relative about the house and I hear the relative telling her to stand where the photo was taken so they could ask some questions about the room. It was great to know that what i am doing is helping my client and the prospective buyer. Makes it all worthwhile.
