We like to think that numbers don't lie but sometimes they don't tell the whole truth either. The numbers below show sales up and prices down. These numbers reflect the Average Sales Price.

What the numbers don't tell you is that of the homes sold, there were a large number of smaller homes that sold this year, bringing down the average sales price.

The average Sales Price/Square Foot (sp/sqft) went up from $86/sqft in 2011 to $95/sqft or a whole 10% INCREASE in price. That's huge.

The inventory in Bradford Hills is down to less than a 3 month supply of homes. This is good news for sellers as the market turns toward a Sellers Market.

Bradford Hills currently shows 2 homes Pending and 11 Active for Sale. Of the 11 Active listings, 2 are listed as Short Sales, 2 have Inspection Contingencies and one a financing Contingency. That leaves 8 active homes for sale.
