Hurry Up And Wait....Just Like The Army!!!

Timing is everything in the real estate business.  As listing agents, we need to be aware of what our competition is at all times.  We are in a sellers’ market, and when a new listing comes on the market, we need to pay attention and categorize that listing.

If we have a similar listing coming on, we may want to time it properly so that the two comparable homes are not competing.  I’m of the mindset that it’s better to let the new listing go pending before another similar one goes on the market.

Those who lost the first listing will be much more willing to pay a higher number and make it a cleaner deal to avoid losing another one.  Sometimes it’s worth the wait, and I feel that the advantage would be in favor of the second seller, if one uses patience. 

Timing is critical in our business.  Why should one seller make life easy for another?  Let the competition prepare a clear path for your seller, and then let your seller surface.  Real estate has similar qualities as the army....hurry up and list the property and then wait!!!

Hi Barbara, Your Title really got my attention today, since I had a military experience. Yes, That's a nice analogy about Listing and Waiting. I have come to know that timing is very critical in this business.

Jerry.... many don't understand that.... if there is a competitor on the market, it's better to wait a week and let that home go pending.... those who lost will make a mad dash to your newly listed home...

Interesting way to look at this, Barbara. I think it depends on the price range. I can see this strategy working in the Houston area market on the higher-end homes, but not so much on the lower end (first time buyer homes).

Barbara, one of the reasons I always enjoy reading your blog is because I almost always learn something. After reading your post I realized that I had experienced this with two sellers this year, in both cases the buyers agent volunteered the information that their clients had missed out on more than one deal prior to putting a contract in on my listing. In both cases their contracts were above listing price. Thanks for sharing. Suggested

Barbara, I respectfully disagree if you have 2 sellers with similar potential homes to be listed on the market (competition), I would let both be on the market. There is will be something unique that will catch one buyers attention over others.

As you mentioned timing is an essence.
