San Antonio TX Has Plenty of Roller Coasters-But Not in The Real Estate Market


San Antonio TX has plenty of Roller Coaster Rides in places such as Six Flags Fiesta Texas and Sea World, but as far as the San Antonio TX Real Estate market,Roller Coaster there just hasn't been a whole lot of massive ups and downs.  

Realestate.com wrote an article called Riding the Trillion Dollar Real Estate Recovery Roller Coaster in which they describe the national statistics of the major ups and downs of the National Real Estate Market these past few years.  They have come up with some interesting, alarming and somewhat hopeful numbers of how the market has been trending in the last few years and what that has meant dollar-wise for many Americans.  

However, Real Estate is LOCAL.  There are many different areas of our great Nation that have suffered greatly in the Real Estate collapse, but for the most part, the San Antonio TX Real Estate Market hasn't felt the massive pinch other areas have.  

To show you our Real Estate Roller Coaster (what our market did), I pulled some stats by months and years of the Real Estate Market in San Antonio TX just to give you an idea of how many homes sold, their prices and average days on market and list price to sell price ratios between 2009 and 2012.  All of the data was pulled in the San Antonio Board of Realtors® Multiple Listing Service.  

The market data includes all of Bexar County and includes all Single Family homes that have sold in December, June and September 2009-2012.  I did not include Guadalupe and Comal Counties as I would have been here forever, but given that those markets generally mirror what is going on in Bexar County, you can probably assume that those markets were somewhat similar.  

So, on with the data 

In December of 2009, 1353 home sold with the average list price of $192,434.00 and an average sold price of $184,466.  Homes that sold in San Antonio TX had a cumulative days on market (CDOM) of 138 days and had a list price to sales price ratio of 96.41%. December of 2010 showed 1325 homes sold, list price $232,942 and the sold price $219,328 with the CDOM being 196 and list price to sell price ratio sat at 94.29%.  For December of 2011 1421 homes sold in San Antonio with an average list price of $209,960 and the average sold price was $197,211.  The CDOM in Dec 2011 was 245 days and the list price to sold price ratio was 94.05%.  We don't yet have the data for December of 2012.

In June of 2009 there were 1912 homes that sold across Bexar County with an average list price of $221,030 and the average sold price being $210,153.  The CDOM in June of that year was 259 and the ratio of list price to sold price 95.32%.  June of 2010 had 1903 sold homes with list prices of $191,946 and sold prices of $185,482.  The CDOM was 123 and LP/SP ratio, (I am getting lazy) was 97.08%.  In June 2011 we had 1946 San Antonio TX homes sold with this years average list price at $196,242 and sold price at $185,766.  CDOM was 262 and the LP/SP ratio was 94.54%.  In June of 2012 we sold 2054 homes with the average list price being $243,870 and sold price being $232,709.  CDOM was 236 and the list price to sold price ratio was at 96.41%.

And finally, September of 2009 we sold 1563 homes, average list price $220,990, average sold price $209,673, CDOM 236 and a 94.94 LP/SP ratio. In September of 2010 San Antonio closed 1419 homes, average list price $223,028 sold price $209,563, CDOM 202 and LP/SP ratio 95%.  For September of 2011 there were 1576 homes that sold, average LP $216,944, Sold Price $206,638, CDOM 234 and LP/SP ratio 95.52% and for last month, September 2012 we sold 1573 homes across San Antonio TX with an average list price of $217,431 and an average Sold price of $207,723 with the CDOM at 192 and the list price to sold price ratio at 96.03%.

Whew...you may be wondering why I pulled so many stats on our San Antonio TX Real Estate Market.  Well, in order to see just what kind of Roller Coaster our market would give us, I needed to pull enough to see any major ups and downs.  Now, reading that, you can probably tell that we really didn't have any.  Here is what our San Antonio TX "Roller Coaster" would look like in a graph.

As you can see...this would probably be the most boring Roller Coaster Ride in history.  What does it all mean though?  It truly does mean good news for us locally.  Our housing prices remain fairly constant across the years with no massive upswing or downswing.  Now, of course, we were affected somewhat in the Real Estate market with prices deflating somewhat and there are individuals in San Antonio TX that did feel the heat.  This market report doesn't factor in how many homes were foreclosures and short sales and we did have (and still have) our fair share of the distressed market.  However, on the whole the San Antonio TX Real Estate Market has held steady and with the job growth in San Antonio TX, it's only going to get better.

Hi Brenda, You are so right about our Market in San Antonio. One would have to go to our Theme parks to get a roller coaster ride, since our real estate market didn't have an up and down ride over the last few years.

San Antonio, Austin and Houston for the most part sort of have similar situations. Katy as I wrote about never really had a roller Coaster of anything. We are fortunate that the local Texas economy has been very strong and especially when compared to the rest of the nation. Another reason to move to Texas. good blog and good luck with the Challenge. I always like your illustrations.
