Selling your house quickly and for the most money is easy if you follow these steps.

  1. Preparation of your house for potential buyers is very important!  How is the curb appeal, the lawn should be mowed and edged, bushes trimmed, and maybe add some flowers for color.  The front entrance should be swept and clean or paint the front door.  Keep in mind that this is the buyers first impression about the house, if it's dirty outside, it is perceived that the inside will also be dirty and not well maintained.  Some buyers will cancel a showing based on what the outside looks like.
  2. Declutter the inside of the house, less is better and makes the home appear to be bigger.  Potential buyers should be able to easily walk thru the house without bumping into furniture.  Take down those refrigerator magnets keep all counters in the kitchen and bathroom clear.  Keep personal/family photos and items to a minimum, this way the buyer can more easily invision this as their new home.
  3. Does it smell like your cat, dog, or cigerettes?  If it does, fix it or be prepared to lose a potential buyer or receive a lower offer. 
  4. Pickup and organize the toys in the kids room.  Don't leave dirty dishes in the sink or on the counter.  Keep the toilets lids down.  Put all jewelry and prescription drugs away.  Floors and carpets should be clean.  Clean the 2 inches of dust off the ceiling fans.  Clean the hair and mildew in the shower stall and tub.  The better your home looks the higher the offer will be.
  5. Make your house available for all showings!  Making it easy and convenient to show will help produce more showings.  That showing you turned down may have been the buyer for your house. 
  6. Properly market your house!  You will need professional quality photos, videos, virtual tours, and brochures.  The first place your buyer will see your home is on the web, so those photos will determine if the buyer will schedule a showing.  Market your house worldwide on the web, many of the buyers I find are from out of the country.  To find these buyers you need to have a web presence and some marketing skills.
  7. Price it right!  Do you want to be in the market or on the market?  If you are in the market you will have plenty of showings and an offer in 30 days or less.  When you are on the market, that is right where you will stay for months or longer with few showings and no offers.  Pricing your home right requires a knowledge of your local market.
  8. Hire a professional!  To sell your house quickly and for the most money, you will need the services of a professional.  Contact a local full time, full service Realtor that knows your local market.  Hire the Realtor you trust to obtain your goal of selling your house fast for the most money.  Follow your Realtors advice and remember they do this for a living every day.
