Showing a Foreclosed Home - Is Just Like a Box of Chocolates!
I thought I would borrow that famous phrase from Forrest Gump, but with a little twist for real estate today. Yes, “Showing a Foreclosed Home is just like a Box of Chocolates, since you never know what you are going to get until you look inside the home”.  My client called me yesterday to set up a showing on a VA foreclosure in the Northwest San Antonio area. I had to admit that the photos in the MLS lead everyone to believe that this was a good find for a foreclosure. However, today as I showed this home, everyone was surprised at the amount of work that was needed to bring it up to standards for my clients.

Foreclosed HomesNow, I would be the first to admit that most foreclosed homes are not in any kind of move-in condition. One normally expects to spend some money on fix-up, and make a few repairs with any foreclosure. But, I was impressed with the few photos that I saw online, and was really expecting to be writing up an offer this afternoon. Although, flooring is normally not a big concern, since many may choose to replace it anyway. However, the lack of flooring, the foundation, Sheetrock, wall paper, outdated tiles, baths, and kitchen cabinets were going to be major concerns for my buyers, and we were very disappointed. About the only things that did appeal to my clients were the location, the lot size, and the outside brick structure. Therefore, we will continue to search, and hopefully find a better looking foreclosed home soon. One does actually need to see any foreclosed home before making any decision to purchase, since you never know what you are going to find once you look inside.
