September House and Condo Sales in Mission Viejo California
I did a quick check of the sales statistics for home sales in Mission Viejo to see how last year's volume compared to this year's volume. I only compared one month's sales, September 2011 and September 2012 just to see what the balance of equity sales to distressed is.
As you can see, there is definitely a swing away from REO/foreclosures, an increase in equity sellers and about break-even with short sales. What these numbers don't reflect is the overall drop in available inventory from a typical 3-4 month supply to less than a 30 day supply of homes. There is also a corresponding drop in Days On Market from 90 days in 2011 to 71 days in 2012.
