RealEstate.com recently published an interesting article called, Riding the Trillion-Dollar Real Estate Recovery Roller Coaster. It's a great chronicle of the recent ups and downs in the real estate market, with charts and graphics to make your head spin and stomach lurch as the wildest of roller coasters will do.

But, as we're always reminding people, real estate is local. National trends are interesting; State trends also; County trends give us an inkling of what the market is like. But LOCAL information is what one really needs to know and understand to make reasoned decisions when it comes to buying or selling a residence.

Take, for instance, the City of San Carlos, California. The following charts show what has been happening to single-family home princes in town annually since 2007. the months of inventory since 2009, and finally, a comparison of August 2012 to August 2011.

August 2012 and 2011, 94070

In our town, San Carlos 94070, the roller coaster has more of a kiddie ride than a Giant Dipper!

Lottie, I am sure your blog post will put several homeowners at ease. The stats clearly show that the   median sales price in San Carlos California has risen for both townhomes and single family homes. Looks like your headed for a good 2013.

Hi Peggy - median sales price has definitely risen, days on market is low, multiple offers are the norm. If we had more homes to sell it would be a good thing. Real estate didn't dip here to the extent it did in many other parts of the country, so our "ride" has been much less frantic and panic-stricken.

How's your area?
