Weston, MA 02493 Single Family Market Report Sept 2012.  There are 111 properties on the market right now in either the Active, Under Agreement, Sold, Expired or Canceled status in Weston last month.    Just like last month most of the homes are in the Active For Sale mode. The activity has been slow and the Sold prices are not trending in the same way they are  in neighboring towns.  One listing went on the market more than a year ago at the list of $1,695,000 and ended up selling this month for $1,310,000.  This is just $10,000 more than they paid for the home back in 2002. A large part of this has to do with pricing and marketing.  Having an agent build a website with your address as the URL is really no benefit since no Buyer searches properties by address. An agent who understands the SEO and marketing process can draw perspective clients to the home in much better ways.

Weston, MA home for sale

The list price to sales price average this month is 92% which is less than the 94% experienced in Wellesley last month. This does not mean that homes in Wellesley are easier to sell or better, just that the marketing for these homes and the people looking for homes is better and more. The days on market for these homes is still way up. Those in Weston with a real desire to sell should make sure they have an agent who is able to market the property and get people into the home and have the pricing at the right point.

This really proves the point that real estate is a local business Larry. Only a local expert would know the difference between the markets in neighbouring towns and the "under the radar" issues that are missed when looking at state-wide or nation-wide real estate numbers. I strongly believe that the public will get the best results by hiring an agent who has a strong knowledge and a strong presence (both online and offline) in their neighbourhood.

You also raise an excellent point which has long baffled me about property-specific websites. Since it takes a while for sites to gain any traction on the search engines, and only then after heavy SEO, the only way they can be found is if someone Googles the specific address, which would mean that the person already is aware that the house is for sale, what exactly is their point? We have agents here who use these as a marketing tool, and they fall into two categories, those who completely don't understand the internet and internet marketing, and those who know that they are virtually useless but hope that their client doesn't know (like selling them useless trinkets).

Very good points you make as well Malcolm.  I don't want to call out the specific two agencies that use the property address as the URL because their lack of insight is my competative advantage.  I have spoken to many of their agents and they just think it is great.  What is worse is that they use the EXACT SAME material on the website that is on the MLS. There is ZERO advantage to this for the Seller other than they feel as though something is happening.

Maybe it is time for that blog to be written.  Have a great weekend.

I agree Larry, I think perhaps if I can summarize my feelings about them (and a couple of other marketing "tools" that agents use) in a concise post, I will do that. I really hate to see agents hoodwink the public, either intentionally, or unintentionally because they can'gt be bothered putting the time in to learn how the internet works.
