Silver Spring Md.  20906 - Rentals - Dec 2007 Market Report

This market report is for all units FOR RENT in the 20906 zip code excluding those in the active senior's community of Leisure World. As for this date (1/21/08) there are currently 41 units FOR RENT in this market place and 10 were LEASED during the month of December.  Of the 41 units 11 were added to or came back on the market in December and not leased by the end of the month and 2 have come on the market or returned to the market in January.

On the same day there were a total of 194 Rentals on the market in all of Silver Spring Md. and 882 in all of Montgomery County. These two counts are only those that have been on the market for less than according to the Multi-Listing service - MRIS which covers the area.

5 Bedroom Rentals

Of the 41 there are 4 five bedroom Rentals on the market in this group.  They range in price from $2,000 to $2,600; with the average being $2,275.  The average number of days these units have been on the market is near 1 month at 27 days, the longest being near 2 months at 56 days.

There was only 1 five bedroom units RENTED in December, that unit rented for $2,499 and was on the market for only 17 days.  No five bedroom units were added to the market in December.

4 Bedroom Rentals

Of the 41 there are 9 four bedroom Rentals on the market in this group.  They range in price from $1,750 to $3,000; with the average being $2,261.  While some are new to the market this month, he average number of days these units have been on the market is near 2 month at 55 days, the longest being just over 6 months at 199 days.

There were 3 four bedroom units RENTED in December, the rents ranged for $1,395 to $2,100 with an average of $1,665.  The days on market ranged for 23 to 51 with the average being close to a month and a half at 41 days. No four bedroom units were added to the market in December.

3 Bedroom homes

Of the 41 there are 18 three bedroom Rentals on the market in this group.  They range in price from $1,495 to $2,000; with the average being $1,759.   While a few have come on the market since Jan 1, the average number of days on the market is near 6 months at 174 days, the longest being nearly 7 months at 205 days.

Five 3 bedroom units where RENTED in December, where the rents ranged from $1,350 to $1,900 with an average of $1,640.  The days on market ranged from 18 to 87, with the average being near a month and a half at 46 days.  A total of seven 3 bedrooms were added to the market in December.

2 Bedroom homes

Of the 41 there are 32 two bedroom Rentals on the market in this market place. They range in price from $1,150 to $1,550; with the average being $1,351.  The days on the market range from 12 to 160 days, with the average being close to 2 months at 58 days.

No 2 bedroom units where Rented during December and 4 units were added to the market during the month..

1 Bedroom

There is currently no 1 bedroom Rentals on the market in this market place.  There was a Rental of a 1 bedroom apartment in December, the rent was $999 and was on the market for just over 1 month at 46 days. No 1 bedroom unit was added to the market in December.
