You are going to put your home on the market, and you want to net a specific amount from the sale. You’ve dotted the ‘i’s and crossed the ‘t’s, and you know the exact price for which your home must sell. You list the property with a fabulous agent and s/he is doing all the right things—Internet marketing, video, open houses, and networking events among other activities. However, you have no offers on your home.

As a home seller, when considering the market price, it’s always important to consider the data—before making a decision that will severely impact what is likely the largest investment that you own.

Hi Melissa -- this fun graphic from C.A.R. makes the point pretty clearly to homeowners who are thinking of selling.   I have had buyer clients, especially in multiple offer situations, respond with some rather unusual prices so they can stand out versus the competition.

Pricing is so important when putting a home on the market.  Even today, with low inventory, and over-priced home is not going to sell quickly and will end up selling for less that it would have if priced properly from the beginning.
