If you are looking for the best approaches to find a real estate agent (the perfect real estate agent), try this article as it shares different strategies from word-of-mouth referrals to using online search tools to help you find that perfect match.

However, if you are trying to decide if you need a real estate agent or not, perhaps consider the following:

Scheduling

Yes, scheduling!  One of the key components of either getting your house sold, or finding a house to live in is scheduling.  The real estate agent you decide to work with will ensure that your property is being viewed by potential buyers at all hours, to ensure no one is left without the opportunity to see your home.  They will be in touch with you and work with you to schedule appointments for potential buyers. You won’t have to handle calls from potential buyers, or rely on voice mail and returning calls.

And, as a homebuyer, your real estate agent will send you listings of potential homes in the area that you might be interested in.  All you need to do is let them know which ones you’d like to look at and they will arrange appointments to ensure you can see numerous homes at any given time based on your schedule.

Pricing

We’ve all heard of a competitive market analysis, right? One of the most important things you can do as a home seller is price your property appropriately!  A competitive market analysis will give you an idea of what your home is worth in the market you are competing in and a real estate agent is the right person for the job.  Remember, this report will give you an idea of how much your home is worth relative to other houses in the area that are of similar nature, size, etc. This is not to be confused with a home appraisal that might be used by the banks or an insurance company.

As a homebuyer, it’s also important to have a real estate agent on your side when looking at properties.  It’s their job, in this instance, to ensure that they prepare you for what to expect to see in the homes you are looking at and if they are priced appropriately.  They can help you decide on an appropriate offer to put on the home you might be interested in based on their own competitive market analysis.
