What Are Buyers Looking For

Okay real estate pros, I'm looking for your input. If you were representing a buyer in the following price ranges, what would be some of the most important features you would have them look for? Mud room? Master suite? We're tweaking our plans as we move into Texas, New Mexico and Tennessee and want to make sure we cover all our bases with our plans...

150 - 225,000

225 - 275,000

275 - 500,000

Wow Chris, this would make a great contest because that could get lengthy.  How's about I write a post on my area and send you the link?  :)  I don't want to take up too much room in the contest section.

As for MUD room, what's that?  :)  Just kidding.  They are not big down here....well, in horse communities maybe.

I agree with Stephanie that this would make a great contest. The biggest problem I would have is the big difference in pricing around the country. It would be fun just to make a the desired features list. Since we're in the green pages we could even talk about which green features are most in demand. In my area of northern California several subdivisions are offering solar electricity, a couple offer more complete green packages, and almost everyone has at least a few green features.

Mud rooms...not so much.

Master suites...gotta have it.

Thanks Stephanie and Dave! We are moving into Tennessee and that is exactly the kind of info I'm looking for. Note to self: lose the mud room. add the stable.

Interesting Idea.  The only moment of pause I have with this is that WE don't have our buyers look for anything.  It has been my experience, that no matter what price range a buyer is looking in, they have their own (and incredibly varied) ideas of what features they are looking for based on their lifestyle and preference.  -So we don't really guide their choice, except to offer input to how features may effect value and resale value.

P.S.  Mud rooms are big up here in Maine, though.

Maybe it is a little different up here since people rarely move here on a whim or for a job.  Most people coming to Maine have made a deliberate choice and are seeking a lifestyle change, so they often have unique and quirky lists of must-haves no matter what their budget is.
