Sherwin Condominiums is a 20-story condo tower (no 13th floor), built in 1991. There are 125 units in atrium style building, so characteristic for Peck Development company.

Another feature, common for all Peck high-rise buildings is that the clubroom is on the penthouse level, and offers panoramic views of the ocean. Total number of units per floor is 7. 5 units are 2-bedr/2 baths, and two are 3-bdr/3 baths units.

Two-bedroom unit are 1,380 and 1,561 sq. ft. plus balcony. Three-bedroom units are 1,826 sq. ft.

A few larger combined units are on the 18 and 19th floor and also on the penthouse level.

Amenities include an outdoor heated pool, hot tub, sauna, exercise room and game room with pool table, sunroom with library, and beautiful penthouse clubroom.

Pets are allowed. Minimum rental period is 2 weeks. Maintenance is $480 a month per unit.

Currently there are 11 units for sale in the building starting from $230K for a 2-bedroom and going all the way up to $575K for a combined unit with 2,941 sf of living.

Dick & Dixie - not sue about knowcking on the door (LOL). I do not know whether this is because of the coming elections, but real estate stalled here abruptly. Very little interest, no calls... Heard that it is usual before the elections...

Gabe - those units are tough sales. In this price category they compete with much newer condos built 2006-2007, but at a different level of luxury and a foot or more higher ceilings, which is difficult to beat.

If I were to buy in the Sherwin Condos, I would probably pick unit 1803. That seems like a really good buy for what you get.

Elizabeth - actually your choice makes a lot of sense. Direct oceanfront (corner, which is always better), and the difference between 2 bedroom and 3 bedroom in price is not big.
