September 2102 surpassed last September and judging from how busy I’ve been, October will be the same. This September there were 65 sales which is an 18% increase over the 55 sales last September. The biggest increase was in single family homes which went from 28 last September to 34 this year. Condos only increased by 1, going from 20 to 21 sales, the majority of which were in the Hanalei (Princeville) zone.
Year to date, there have been 645 sales compared to this time last year which had 13% fewer at 572. This is the greatest number of sales since 2006 which had an amazing 1252 transactions. It was even more than Sep 07 which had 610.
Sales volume is also up – 54% this past month with $46,054,500 in sales compared to $29,884,650 last September. The only years which were higher were Sep 07 which had $70,131,315 in sales and Sep 08 with $47,741,000.
Year to date saw a healthy 21% gain over year to date 11, with $367,262,588 compared to $301,512,723. In the recent past, only 07 had more sales, coming in at $534,819.
Even the median sales price is up for Sep 12. Homes went from $440,000 in Sep 11 to $524,500 in Sep 12. Condos were also up going from $235,500 in Sep 11 to $325,000. Only land sales were lower, with a median of $285,000 in Sep 11 to $262,500 this past month. Year to date median home sales price was $450,000 for 11 with just a slight increase to $452,500 this year to date. Remember these are median and not averages.
