Warren County Ohio Foreclosure Update: Sheriff's Sales through 12/17/2012

We're back with another update of Warren County Ohio foreclosures and short sales!  How are they impacting the overall real estate market?  What are the trends in Warren County and how are distressed properties playing a role? Stay tuned for the October update!

We'll start with the trend chart of Sheriff's Sales scheduled with FIVE additional weeks included since the last report in September:

Now the first reaction is probably to spit your coffee out on the screen, scream and fall out of your chair, that is unless you're an investor type!  But before we go into doom and gloom there's a key fact to point out:  the 35 foreclosures scheduled for November 12th were rescheduled due to a government holiday.  If you use 30 as our baseline and spread 35 sales over the five new weeks, we actually DO balance at 30 plus the extra 7 on average.  Now that doesn't mean we don't have a slight shift up when compared to the previous weeks, but it's not nearly as dramatic as it first looked.  And we confirmed with the lady who handles foreclosure scheduling at the Warren County Sheriff's office and she says this shift seems typical.  Most years, we get a burst up as the attorneys and banks try to clean their files off their desks before year end. 934 Kerns Drive Lebanon Ohio home for sale

NOTE:  The chart details the number of scheduled sheriff's sales PLANNED by week for Warren County Ohio and represents a wide range of locations and price ranges throughout the county. The numbers include builders and property rental owners being foreclosed, not just private individuals occupying the homes. The data source is the Warren County Sheriff's website. The chart is primarily intended to provide you a trend on Warren County foreclosures.

This month we're changing format to condense the report.  All the same data, just presented in tables.  Note in the Net row for the first table, Red font is a trend we see as negative, Green as positive.

So what does this mean?  For the most part, distressed properties aren't a huge percentage of the overall homes for sale (1 in 10), but they do seem to take front of the line privileges for getting sold with about 1 in 4 homes sold falling into the distressed home category.  Obviously buyers are VERY interested in foreclosed properties.  Short sales?  Well that's an entirely different game as the potential for VERY long waits on a bank response deter many buyers from engaging in a short sale negotiation.  So as a buyer interested in Warren County foreclosures and short sales, they're out there if you've got the patience to deal with the process.  And you might want to have the phone number of a good contractor or handyman on your speed dial, because distressed properties often come with condition issues.

For most sellers, distressed properties aren't dictating your actions.  Priced right and marketed right, you can still sell.  However there ARE some developments where this doesn't hold true and distressed properties are governing the sales process.

The number disparity between foreclosed and actual new distressed properties offered for sale continues to support that there's a growing shadow inventory being held by the banks and not released for sale.

Ellen, That spike into the 50s at first take was a bit disconcerting.  Then noticed the 35 sales on tap for 11/12 had went away and confirmed with the Warren County Sheriff's department where they went.  Felt much better after that :)

Tammy, As long as I can recall, weekly here other than holidays.  With 30-50 per week, I'd suspect going monthly might be a bit overwhelming for the people that handle the auctions and documentation.

Liz & Bill I have noticed a spike in our market and there are a lot more BPO requests coming from lenders, I suspect the  lenders want to dump some of their inventory before the end of the year!

Interesting, Liz and Bill.  We have DAILY foreclosure sales here in Arizona.  Fortunately, like your market, they are DOWN and making up so much less of the total market.  Like Endre, I have seen more BPO requests, but the filings are still at a 4 year low.

Conrad, What makes me nervous is the number of foreclosures exceeds the number actively for sale.  The banks are sitting on some inventory and hopefully they're prudent about how it gets released back on the market.
