Over the past months if you look at TV or read any of the papers you would think that the entire market has stopped, homes are not selling and nobody is moving here any more. In looking at the data from our multiple listing service over 54323 properties sold and the average price was $336,684.
Now what can I do to get my home sold?
•1. Price, regardless of what your neighbor says, the price from last year or what you need to get out of the home the market will determine the value of your home, if you list it too high relative to the rest of the homes surrounding it, it will not get shown.
•2. Terms: What terms will you take, long or short close of escrow, will you do repairs, offer a home warranty, pay part or all of the buyers closing costs, accept a VA or FHA contract.
•3. Condition: Homes that sell are the homes that show the best, Look at your home as a buyer, be critical because the buyer will be, My recommendation is to have the home professionally staged and have the home inspected by a professional prior to listing.
•4. Location: speaks for itself it will either work for the buyer or not.
•5. Accessibility: realtors use lockboxes to facilitate access to the homes this tracks the people that open the box and makes it easy to show. If a home is not easy to show it will not sell.
•6. The agent you use, find an agent that is knowledgeable in the market, professional in their business and has a strong marketing plan.
You can change or ignore any of the above it will change the time on the market for your home.
