The current market as of October 2012 is a sellers' market: when a home comes on the market, it receives multiple offers.  That means, sellers are going to receive top dollar and perhaps a little above current market prices.  There is a limiting factor in the foregoing statement: "market prices."  Current market prices are well below their highs of 2005/2006.  If a buyer of your home is getting financing, their lender's appraiser is going to use actual sold prices in recent months, so if that buyer made an offer significantly over those other actual sales, the appraisal may very well come in lower than the buyer's zealous bid.
 
We have experience in negotiating through these situations where the appraisal comes in low, and indeed through most all situations for: condition of the home, seller's need to sell quickly or ability to wait for the right price, buyers using VA, FHA, conventional and cash financing, you name it, we've probably done it.
