When Are My San Diego County Property Taxes Due?

 

I have often been asked by buyers looking for Carlsbad homes for sale about property taxes.

 

How much are the property taxes on this propertyInitially it’s about what the taxes are for a particular house. Property taxes can vary quite a bit depending on current assessed value and when the home was purchased by the current homeowner.

 

Later it’s “when are my San Diego County property taxes due?” As I tell everyone, I am NOT a tax professional and cannot advise regarding tax questions and that a CPA should be consulted

 

But there are some important things to know about paying your San Diego County property taxes (from the tax assessor’s website): 

  • The tax year is July 1 through June 30
  • Taxes are paid in two (2) installments
  • Installment 1 is for the period from July 1 through December 21 and is due November 11; the final day to pay your tax bill without a penalty is December 1. After that there is a 10% penalty
  • Installment 2 is for January 1 through June 30 and is due February 1, with April 10 the final day for paying without penalty (10% penalty applies after that)
  • You are responsible for paying your taxes even if you do not get the bill
  • Your lender may require that your taxes be collected each month with your principal and interest payments and placed in an escrow account; the lender will pay the bill when due. BUT make sure they do – I found out 6 months after an installment was to have been paid that my lender had not paid it. THEY paid the penalty.

 The County of San Diego Treasurer-Tax Collector website has a wealth of information to answer all your questions as well as access to the database.

 

You can pay your taxes on-line, too, using a credit card.

 

Another important note – when buying your Carlsbad home it's important to verify that the appropriate taxes have been paid so you will only be responsible for the property taxes that are yours once you close and take possession.

Hi Jeff,

It just goes to show you ..every state is different in collecting property taxes! In Texas our year is the current year....estimates come out the end of March..the bill comes out in November. If you want to claim the property taxes you pay by the end of the year..not delinquent until the end of January. Your post is excellent regarding CA Property taxes and when they are due!!

So true. Things were different when I lived in Massachusetts and in Minnesota as I recall. I find buyers get kinda confused especially if they have not owne property here in CA. I have a pamphlet I give to buyers as well plus the URL for the website that has great information on all kinds of tax info.

William - indeed. I saw something on their website the other day that they anticipated collecting about $30M more in tax revenue this tax year. Impressive. So what do they do with the money??
